PUBLIC HEARING PLEASE TAKE NOTICEthat the Zoning Board of Appeals of the Village of North Haven will hold a Public Hearing on Tuesday, April 14, 2026 at 7:00 p.m., in the meeting room of the North Haven Village Hall, 335 Ferry Road, North Haven, NY on the following applications and any other matters that may come before the Board: ZBA# 438A STUART HAYIM QUALIFIED PERSONAL RESIDENCE TRUST – the property is located at 44 Forest Road, North Haven, NY, 11963 / SCTM# 901-5-1-56. The applicant proposes 180sf. addition to the first floor of an existing dwelling. Section 163-13 of the Code of the Village of North Haven allows a maximum of 5,204 square feet for the primary structure and a total allowable gross floor area of 5,985 square feet. And whereas, the existing gross floor area of the primary structure is 5,208 square feet and the existing total gross floor area is 5,981 square feet. And whereas, the proposed gross floor area of the primary structure is 5,388 square feet and the proposed total gross floor area is 6,161 square feet. Section 163-13A of the Code of the Village of North Haven allows a maximum lot coverage of 15% in an R-1 District. And whereas, the existing lot coverage is 19.66% and the proposed lot coverage is 20% Section 163-36A of the Code of the Village of North Haven allows for a combined side yard setback of 53.6’. And whereas, the proposed combined side yard setback is 49.5’. The subject premises is bounded by Forest Road, Bischoff, ZEK Holdings 48 Forest Road, and Shelter Island Sound.
