PLEASE TAKE NOTICE that the Board of Trustees of the Village of North Haven will hold a Public Hearing on the 17th day of March 2026, at 5:00 PM at Village Hall, 335 Ferry Road, North Haven, New York, to consider the adoption of a Local Law as follows: LOCAL LAW NO. OF 2026 A LOCAL LAW AMENDING VILLAGE CODE CHAPTER 163-5, DEFINITIONS AND WORD USAGE * 163-5 Coverage: That percentage of lot area covered by the ground floor area of all dwelling units, accessory buildings and structures, including but not limited to swimming pools, tennis/sports courts, docks, decks, patios and non-pervious driveways. Front Porch: A covered, structure open on at least two sides (except for railings), attached to the front of a principal building, which provides access to the front entrance of the principal building. Gross Floor Area: The sum of the gross area of all floors of a structure measured to the exterior of the outside walls, including all accessory structures except as is otherwise provided in § 163-13.The cumulative area in square feet of every story of any building, part thereof or addition thereto, as measured to the exterior face of the outside wall, but excluding cellars, attics, and any mechanical room on the first floor not exceeding 200 square feet provided said dwelling unit is prohibited by Federal Emergency Management Agency or the New York State Building Code from placement of the same systems below the first floor. For the purpose of calculating the maximum permitted Gross Floor Area in accordance with the Floor Area Ratio (“FAR”) regulations set forth in §163-13a: 1) any interior space with a floor to ceiling height in excess of 15 feet shall be counted twice; 2) Roof overhangs measuring more than two feet shall be included in the gross floor area; 3) all accessory buildings including garages, sheds, porches, pool houses, or any other space that contains a roof, even if detached from the dwelling unit, shall be included in the calculation of Gross Floor Area. Floor Area Ratio (“FAR”): The ratio of the total floor area of all dwelling units and accessory buildings and structures on a lot compared to the Lot Area of the lot. The maximum permitted Floor Area Ratio shall be calculated in accordance with the provisions contained in §163-13a. Porch: A roofed structure attached to a principal building (other than to the front of a principal building), open on at least two sides (except for railings), and used for entrance access or outdoor living space.
