NOTICE OF PUBLIC HEARING NOTICE IS HEREBY GIVEN that a public hearing will be held by the Planning Board of the Village of Airmont on Thursday, April 30, 2026, at 7:00 p.m., at Village Hall, 251 Cherry Lane, Airmont, to consider the following matter: Public Hearing on the application of Dunkin Suffern NY -270 Route 59 the franchise operator and on behalf of the property owner 59 which is owned by RMH Land Co LLC, for a Sign Plan from the Planning Board. The purpose of the project is to install a single branded wall sign on the front building façade in accordance with the Dunkin’ corporate branding standards while maintaining compatibility with the architectural character of the building and surrounding commercial corridor. The building currently operates as a Dunkin’/Baskin Robbins establishment with associated parking, drive-through circulation, and pedestrian access. The proposed signage improvements are limited to the installation of one wall-mounted sign identifying the business as “Suffern Dunkin’.” No structural modifications to the building, parking layout, or site circulation are proposed as part of this application. The property is located on the North side of State Route 59 approximately 470 feet West of Highview Avenue. The lot is designated as Section 55.12 Block 1 Lot 3.1 on the Town of Ramapo Tax Map. The property is located in the VC Zoning District comprised of 2.04 acres. The address is 262 Route 59 Suffern, N.Y. 10901. The Planning Board of the Village of Airmont, New York, will hear all people interested at the aforementioned time and place.
