Parcel 1: A portion of the South 1/2 of the Northwest 1/4 of Section 3, Township 19 South, Range 31 East, Volusia County, Florida, being more particularly described as: For a point of commencement, begin at the Southeast corner of the Northwest 1/4 of Section 3, Township 19 South, Range 31 East; thence run S 89 degrees, 57 minutes, 08 seconds W along the South line of the Northwest 1/4 of said Section 3, a distance of 2651.79 feet to the Southwest corner of the Northwest 1/4 of said Section 3; thence run N 00 degrees, 20 minutes, 15 seconds W along the West line of the Northwest 1/4 of said Section 3, a distance of 764.23 feet; thence run S 83 degrees, 20 minutes, 28 seconds E, a distance of 2225.91 feet; thence run S 78 degrees, 01 minutes, 10 seconds E, a distance of 455.40 feet to a point on the East line of the Northwest 1/4 of said Section 3; thence run S 00 degrees, 00 minutes, 40 seconds W along said East line a distance of 409.36 feet to the point of beginning.

Commencing at the Northeast corner of the NW 1/4 of Section 3, Township 19 South, Range 31 East, run thence S. 00 degrees 00 minutes 41 seconds W. a distance of 3192.30 feet to a 4"x 4" concrete monument, being the Northeast corner of the SW 1/4 of said Section 3; run thence S. 89 degrees 57 minutes 08 seconds W. along the North line of the SW 1/4 of said Section 3, a distance of 71.52 feet to the Point of Beginning, said point lying on the Westerly Right-of-Way line of Lakeview Drive as shown on the Plat of Land O Lakes Unit 2, according to map in Map Book 23, Page 68, Public Records of Volusia County, Florida and established using existing monumentation; run thence S. 28 degrees 13 minutes 42 seconds W. along said West Right-of Way line of Lakeview Drive a distance of 466.95 feet; run thence S. 01 degrees 46 minutes 06 seconds E. along said West Right-of-Way of Lakeview Drive a distance of 523.59 feet; run thence S. 89 degrees 10 minutes 52 seconds W. a distance of 227.92 feet; run thence N. 01 degree 46 minutes 06 seconds W. a distance of 938.08 feet to the North line of the SW 1/4 of said Section 3, run thence N. 89 degrees 57 minutes 08 seconds E. along the North line of the SW 1/4 of said Section 3, a distance of 461.55 feet to the Point of Beginning.
