AT THE COURTHOUSE OF MONTOUR COUNTY, 253 MILL STREET, DANVILLE, MONTOUR COUNTY, PA. THE FOLLOWING PROPERTY, VIZ: ALL THAT CERTAIN messuage, tenement and part of a Town lot of land situate on the East side of Ferry Street in the Third Ward of the Borough of Danville in the County of Montour and State of Pennsylvania, bounded and described as follows, to wit: BEGINNING at the corner of Lot No. 20 now or late of Elijah C. Voris; thence extending Northwardly along the East side of Ferry Street twenty-two (22) feet six (6) inches to a post corner; thence Eastwardly in a line parallel with line of Lot No. 20 now or late of Elijah C. Phillips, by Deed dated 09/09/2021 and recorded 09/10/2021, in the Office of the Recorder of Deeds in and for the County of Montour, in Deed Book 455, Page 1427, granted and conveyed unto Melissa Laubach, in fee. Tax Parcel: 13-81-390 Premises Being: 634 Ferry Street, Danville, PA 17821 CONDITIONS OF SALE: TEN (10) PERCENT OF THE HIGHEST SUM BID FOR SAID PROPERTY SHALL BE DEPOSITED WITH THE SHERIFF IN CASH, CERTIFIED CHECK OR CASHIERS CHECK BY THE BIDDER WHEN HIS BID IS REGISTERED, PROVIDED THAT IN NO CASE SHALLL LESS THAN ONE HUNDRED ($100.00) DOLLARS BE DEPOSITED AND THAT IN EACH CASE THE DEPOSIT SHALL BE SUFFICIENT TO COVER THE SHERIFFS FEES AND COSTS OF ADVERTISING. UPON FAILURE OR REFUSAL TO MAKE SUCH DEPOSIT, THE BIDDER SHALL LOSE ALL BENEFITS OF HIS SAID BID, AND THE PROPERTY MAY BE IMMEDITELY PUT UP AGAIN AND SOLD UNLESS A DEPOSIT OF THE SUM REQUIRED BE MADE BY A SECOND BIDDER WILLING TO TAKE THE PROPERTY AT THE HIGHEST SUM BID.
