NOTICE OF CONSTABLE SALEREAL PROPERTY(Sale to be held as near to 10:00 AM as possible) By virtue of an ORDER OF SALE issued by the 471st District Court of Collin County, Texas, on the 2/10/2026, in the case of:Stowe's Independent Services, LLC vs Lurin Real Estate Holdings LXIII, LLC Case: 471-08783-2025, and directed and delivered to me as Constable Precinct 3, Collin County, Collin County, Texas, I have levied upon this 2/17/2026, and will, between the hours of 10:00am and 4:00pm, on the first Tuesday of May 2026 , it being the 5th day, of said month, at the courthouse door of Collin County, Texas, proceed to sell at public auction to the highest bidder with cash in hand, unless otherwise exempted, all the right, title and interest which the said Lurin Real Estate Holdings LXIII, LLC had of, in and to the following described real property, to-wit: BEING a 14.3117 acres tract of land situated in the James Ledbetter Survey, Abstract No. 545, Eli Murphy Survey Abstract No. 597, and D. Yeamons Survey, Abstract No. 1043, Collin County, Texas, and also being that certain tract described by Plat as Plano Del Sol Addition, an addition in the City of Plano, according to the map or plat thereof recorded in Volume 6, Page 61 of the Map Records of Collin County, Texas; same and except those portions dedicated to public right-of-way and being more particularly described as follows: BEGINNING at a set 1/2 inch iron rod set for the intersection of the south right-of-way line of Hillridge Drive (50 feet wide) and the west right-of-way line of Shiloh Road (140 feet wide); THENCE S 01 °40'47" W, along the west right-of-way line of Shiloh Road, a distance of 181.30 feet to a 1/2 inch iron rod found; THENCE continuing along the west right-of-way line of Shiloh Road and a circular curve to the right having a central angle of 08°20'20", a radius of 1876.38 feet, a chord which bears of S 05°50'57" W, a distance of 272.85 feet and an arc distance of 273.09 feet to an "X" set in concrete; THENCE continuing along the west right-of-way line of Shiloh Road and a circular curve to the left having a central angle of O 1 °00'48", a radius of 2012.52 feet, a chord which bears S 09°3 I '04" W, a distance of35.60 feet and an arc distance of 35.60 feet to a set 1/2 inch iron rod found for the common comer of said Plano Del Sol Addition, and Lot 1, Block A, Crossroads Plaza, an addition in the City of Plano, according to the plat thereof recorded in Cabinet D, Page 111, Map Records, Collin County, Texas; THENCE N 82°58'38" W, along the common line of said Plano Del Sol Addition and said Lot 1, Block A, passing the common comer of said Lot l, Block A, and Lot 2, Block A, of said Crossroads Plaza, and passing the common comer of said Lot 2, Block I, and Lot l, Block 1, Windsor Place, an addition in the City of Plano, according to the plat thereof recorded in Cabinet C, Page 739, Map Records, Collin County, Texas, and continuing a total distance of 1255.76 feet to 1/2 iron rod set on the east right-of-way of Del Sol Drive (50 feet wide), and being the common corner of said Plano Del Sol Addition, and said Lot 1, Block 1, Windsor Place; THENCE N 01 °40'47"E, along the east right-of-way line of Del Sol Drive, a distance of 491.00 feet to a 1/2 inch iron rod set for the intersection of the east right-of-way line of Del Sol Drive and the south right-of-way line of Hillridge Drive; THENCE S 82°58'38" E, along the south right-of-way line of Hillridge Drive, a distance of 1280.56 feet to the POINT OF BEGINNING, and containing 623,416 square feet or 14.3117 acres of land, more or less. Said property is levied upon as the property of Lurin Real Estate Holdings LXIII, LLC and will be sold to satisfy a judgment rendered in the said Court of Collin County, Texas, on the day of 1/09/2026 , in favor of Stowe's Independent Services, LLC and against the said Lurin Real Estate Holdings LXIII, LLC for the sum of $38,975.90 principal with interest at 7% per annum from the 1/9/2026, court costs of $549.00 and further costs of executing this writ.
