The subject site is approximately 2.2 acres. A portion of the site is designated as a critical area for two Oregon white oak trees. The applicant proposes retaining and protecting the Oregon white oak trees. The proposal is exempt from SEPA as minor new construction. The proposal is subject to infill and narrow lot development standards and a Type III process. Application was submitted Jan. 5, 2026, and deemed fully complete Feb. 3, 2026. Location: 13206 NE 49th St., Vancouver, WA 98682. Parcel 109765000. Located within the NW Quarter of Section 14, Township 2N, Range 2E.
