NOTICE OF APPLICATION and NOTICE OF COMPLETENESS DATE: February 13, 2026 FROM: Jason Cavanaugh, City of Union Gap Public Works & Community Development APPLICANT: Theorem Architecture Group on behalf of The Yak LLC FILE NOS.: 2026.0057.C20002 TAX PARCEL NUMBER: 181336-32436 DATE OF APPLICATION: 1/20/2026 PROJECT DESCRIPTION: The City of Union Gap Department of Public Works and Community Development has received an application from Ashley Pena from Theorem Architecture Group on behalf of The Yak LLC to construct a structure to house both a veterinary clinic and a dental clinic within the Central Business District (CBD). The facility will be approximately 6,000 sq. ft. with 32 parking stalls. While the proposed use is a Class 1 use, it is located within the Airport Safety Overlay and requires a Class 2 review. PROJECT LOCATION: KNA South 15th Ave. The proposed development is on the east side of South 15th Ave., approximately 300 feet south of the intersection of W. Washington Ave. and South 15th Ave. REQUEST FOR WRITTEN COMMENTS: Agencies, tribes and the public are encouraged to review and comment on the proposed project. There is a 14-day comment period for this review. All written comments received by February 27, 2026, will be considered prior to issuing the final threshold determination on this application.
