ZONING ADMINISTRATORPUBLIC HEARING NOTICEcity of san juan capistranoA PUBLIC HEARING WILL BE HELD BY THE ZONING ADMINISTRATOR OF THE CITY OF SAN JUAN CAPISTRANO ON WEDNESDAY THE 4 th DAY OF MARCH 2026 AT 5:00 P.M. IN THE CITY COUNCIL CHAMBER AT 25925 CAMINO DEL AVION, SAN JUAN CAPISTRANO TO CONSIDER THE FOLLOWING PROJECT: Zone Variance (ZV) 25-002, Granados Residence : A request to deviate from Section 9-3.301 (c)(1) of Title 9 of the Municipal Code, which requires a minimum 20-foot front yard setback for the second floor of a structure and a maximum lot coverage of 35% for two-story properties within the Planned Community (PC- RG-4,000) zoning district, to allow a proposed second story to be constructed 10 feet from the front yard property line and to allow an increased lot coverage of 54.5% at 26481 Bay Tree Road (650-092-38). The subject property has a General Plan Designation of Medium High Density and a Zoning Designation of Planned Community (PC-RG-4,000). The proposed project has been reviewed in accordance with the California Environmental Quality Act (CEQA) and determined to be Categorically Exempt per CEQA Section 15301, Existing Facilities.
