NOTICE OF PUBLIC HEARING PLACER COUNTY PLANNING COMMISSION WHERE: Planning Commission Hearing Room - 3091 County Center Drive, Auburn, CA 95603 WHEN: April 23, 2026, 9:00 AM or as soon thereafter SUBJECT: Alpine Sierra Subdivision – Extension of Time for a previously approved Tentative Subdivision Map and Conditional Use Permit (PSUB 20130004-EOT001), Previously Certified Final Environmental Impact Report (SCH# 2014042028), Supervisorial District 5 NOTICE IS HEREBY GIVEN that the Planning Commission will conduct a public hearing at the above place and time to consider a request for a two-year Extension of Time for a previously approved Tentative Subdivision Map and Conditional Use Permit for construction and operation of a Planned Residential Development consisting of 38 single family homes with related Homeowners Association (HOA) facilities and an HOA employee unit on 47.21 acres. The Tentative Subdivision Map and Conditional Use Permit were approved by the Board of Supervisors on April 23, 2019. A Final Environmental Impact Report (SCH# 2014042028) prepared for the project in accordance with the California Environmental Quality Act was certified at the same time. This third two-year Extension of Time request would extend the entitlement expiration date to April 23, 2028. The subject property (Assessor's Parcel Numbers 095-280-011-000, 095-280-021-000, 095-280-022-000, 095-280-023-000, and 095-450-006-000) comprises 47.21 acres. It is zoned RS-PD=4.0 (Residential Single-Family, combining a Planned Residential Development allowing up to four units per acre), RS-B-20-PD= 2.0 (Residential Single-Family, combining a Minimum Building Site of 20,000-square-feet, combining a Planned Residential Development allowing up to two units per acre), and O (Open Space). The property is located on the east side of Alpine Meadows Road, approximately three miles southwest of its intersection with State Route 89, in the Alpine Meadows area. The Planning Commission will also be asked to consider the Final Environmental Impact Report and determine that no changes to the project or existing circumstances have occurred that would require additional environmental analysis in connection with the Extension of Time request.
