CITY OF INDIO NOTICE OF CITY COUNCIL PUBLIC HEARING NOTICE IS HEREBY GIVEN that the City Council of the City of Indio will hold a public hearing on Wednesday, May 20, 2026, beginning at 5:00 p.m. The public hearing will be held in person at 100 Civic Center Drive, Indio, CA 92201, to consider the following: Public Hearing Item: Review of Planning Commission Recommendations for Madison Pointe Phase I project to approve (PLAN-PRD-25-0018) the development of three (3) buildings on 3.71-acres consisting of a Starbucks with drive-through, a marketplace building with an L3 Energy Ultra-Fast Charging Station with commercial battery storage and, a multi-tenant retail building, including circulation, parking, landscape, and sign program, a Conditional Use Permit (PLAN-CUP-25-0006) for one limited land uses to allow a drive-through restaurant and Tentative Tract Map No. 34804 (PLAN-TTM-25-0004) to subdivide 20.20-acres comprised of four (4) existing parcels (APN's: 600-240-005, -016, -020, and -021) into eight (8) lots for mixed-use development located at the southwest corner of Highway 111 and Madison Street the project site has a General Plan land use designation of Mixed Use Neighborhood and Connected Neighborhood High and a zoning designation of Mixed-Use Corridor and Neighborhood General under the Highway 111 Corridor Specific Plan. California Environmental Quality Act (CEQA) Determination: The City of Indio, as Lead Agency under the California Environmental Quality Act (CEQA), determined the project is categorically exempt from CEQA pursuant to CEQA Guidelines Section 15332 (In-fill Development) and Section 15183 (Projects consistent with a community plan or zoning). City Council meetings may be viewed via Livestream, Facebook Live, or YouTube. Please note: In the case of technical difficulties with the livestream or broadcast, the meeting will proceed as scheduled, provided the physical meeting location remains open and accessible to the public. Interested persons wishing to express their views on the hearing item(s) referenced above may participate by providing oral or written comments as follows: Written Comments : Written comments may be emailed to the City Clerk at cityclerk@indio.org. Comments will be distributed to the City Council and posted on the agenda portal. Written comments will not be read during public comment period. Oral Comments : Oral testimony can be provided in person.
