NOTICE OF PUBLIC HEARINGPURSUANT TO THE LAW AND IN CONFORMANCE WITH THE MUNICIPAL CODE YOU ARE HEREBY NOTIFIED OF A PUBLIC HEARING OF THE WEST COVINA PLANNING COMMISSION.GENERAL PLAN AMENDMENT NO. 25-01ZONE CHANGE NO. 25-01PRECISE PLAN NO. 25-01TENTATIVE TRACT MAP 004618TREE REMOVAL PERMIT NO. 20-10 MITIGATED NEGATIVE DECLARATION OF ENVIROMENTAL IMPACT APPLICANT:Louisa Feletto, Meritage Land CompanyLOCATION:1501 N. Del Norte Avenue REQUEST: The applicant is requesting approval of a General Plan amendment, zone change, precise plan and tentative tract map to construct 34 single-family detached homes and 198 attached townhomes, for a total of 232 residential units. The project includes attached garages, internal drive aisles, common open space, guest parking spaces, and other associated incidental improvements on a 13.56-acre site. A tree removal permit is required to remove one significant tree on the site. The applicant is proposing to donate 1.45 acres on the northeast section of the property to the City for park purposes. The public review period for the Negative Declaration will run from October 28, 2025 to December 1, 2025. The Responses to Comments have been posted on the City website. Members of the public are invited to make written statements regarding said report prior to the public hearing and to make verbal presentations at the public hearing.
