NOTICE IS HEREBY GIVEN that pursuant the Final Judgment of Foreclosure dated March 19, 2026 and entered in Case No. 16-2025-CA-002645 of the Fourth Circuit Court of the Judicial Circuit in and for Duval County, Florida wherein U.S. Bank Trust National Association, as trustee of Waterfall Victoria III-NB Grantor Trust, is the Plaintiff and Joseph Lee Brashier; Unknown Spouse of Joseph Lee Brashier N/K/A Wendy Brashier; Sunny Ann Brashier; The Unknown Heirs, Devisees, Grantees, Assignees, Lienors, Creditors, Trustees, or Other Claimants by, through, under or against, Edward Martin Brashier, Jr., Deceased; LVNV Funding, LLC; Joseph Lee Brashier; Shannon Elise Gilbert, are Defendants, I, Jody Phillips, Duval County Clerk of Courts, will sell to the highest and best bidder for cash at:

SIBBALD GRANT, recorded in Plat Book 8, Page 31, current Public Records of Duval County, Florida, described as follows: Beginning at the Northeast corner of Kennard and Pickett Streets; thence North along the East line of Pickett Street 196 feet to the Northwest corner of said Lot 9; thence East along the North line of said Lot, 137 feet; thence Southerly 123.5 feet to a point on the Northerly side of Kennard St. located 194.5 feet East of the Point of Beginning; thence Westerly along the Northerly line of Kennard St. 194.5 feet to the place of beginning.
