NOTICE IS HEREBY GIVEN that pursuant the Final Judgment of Foreclosure dated 04/10/2026, and entered in Case No. 25000046CAAXMX of the Circuit Court of the THIRD Judicial Circuit in and for Hamilton County, Florida wherein NewRez LLC, is the Plaintiff and Allen Murphy;  Samantha Murphy are Defendants, W. Greg Godwin, Hamilton County Clerk of Court,  will sell to the highest and best bidder for cash at Hamilton County Courthouse, 207 First Street N.E., Jasper, FL 32052, beginning at 11 a.m.  on  August 12, 2026 the following described property set forth in said Final Judgment, to wit:
Lot No. 35 of the Lake Alcoyne Estates Subdivision according to the plat thereof recorded in Plat Record Book 2, Folio 25 and 26, in the Official Records of Hamilton County, Florida, which plat is by reference thereto made a part of this description.
Excepted, however, from this conveyance is a strip of land five (5) feet in width and running the entire length of the property line of said lot which is nearest to and approximately parallels the outer rim of Lakes Barchampie.
Lot No. 36 of the Lake Alcoyne Estates Subdivision according to the plat thereof recorded in Plat Record Book 2, Folio 25 and 26, in the Official Records of Hamilton County, Florida, which plat is by reference thereto made a part of this description.

Any person or entity claiming an interest in the surplus, if any, resulting from the Foreclosure Sale, other than the property owner as of the date of the Lis Pendens, must file a claim with the Clerk no later than the date that the Clerk reports the funds as unclaimed.  If you fail to file a claim, you will not be entitled to any remaining funds.
	If the sale is set aside, the Purchaser may be entitled to only a return of the sale deposit less any applicable fees and costs and shall have no other recourse against the Mortgagor, the Mortgagee or the Mortgagee's attorney.
