NOTICE OF SALE IS HEREBY GIVEN pursuant to the order of Summary Final Judgment of Foreclosure dated February 25, 2026, and entered in Case No. 16-2025-CA-005104 of the Circuit Court of the 4TH Judicial Circuit in and for Duval County, Florida, wherein Citizens Bank, N.A., is Plaintiff and Samantha N. Setzekorn a/k/a Samantha Nicole Setzekorn; Unknown Spouse of Samantha N. Setzekorn a/k/a Samantha Nicole Setzekorn; The Palms at Marsh Landing Condominium Association, Inc.; United States of America on behalf of the Secretary of Housing and Urban Development, are Defendants, the Office of the Clerk, Duval County Clerk of the Court will sell via online auction at:

UNIT NO. 932, THE PALMS AT MARSH LANDING CONDOMINIUM, ACCORDING TO THE DECLARATION OF CONDOMINIUM AS RECORDED IN OFFICIAL RECORDS BOOK 11490, PAGE 1231, AS AMENDED FROM TIME TO TIME, OF THE CURRENT PUBLIC RECORDS OF DUVAL COUNTY, FLORIDA, TOGETHER WITH AN UNDIVIDED INTEREST IN THE COMMON ELEMENTS APPURTENANT THERETO.
Property Address: 1701 The Greens Way #932, Jacksonville Beach, Florida 32250 
and all fixtures and personal property located therein or thereon, which are included as security in Plaintiffs mortgage.
Any person claiming an interest in the surplus funds from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim before the clerk reports the surplus as unclaimed.
