NOTICE IS GIVEN that pursuant to Summary Final Judgment of Foreclosure dated May 16, 2025 and the Order on Plaintiffs, Queens Harbour Yacht & Country Club Owners Association, Inc, Motion for Clarification of Order Vacating and Setting Aside Final Judgment of Foreclosure entered January 9, 2026 in the above-styled cause, I, Jody Phillips, as the Clerk of the Circuit Court will sell to the highest and best bidder for cash via online sale at

at 11:00 a.m. on March 10, 2026, the following described property as set forth in said Summary Final Judgment of Foreclosure, to wit:
A portion of Lot 190 (also known as Parcel 190-C), as shown on the plat of Queens Harbour Yacht & Country Club Unit One, as recorded in Plat Book 45, pages 100, 100A thru 100Q, inclusive, of the current public records of Duval County, Florida, being more particularly described as follows:
Commencing at the Southwest corder of Tract W as shown on said plat of Queens Harbour Yacht & Country Club Unit One; thence South 53 degrees 12 42 East, a distance of 62.45 feet; thence South 29 degrees 54 51 East, a distance of 50.40 feet for a Point of Beginning; thence South 77 degrees 22 56 East, a distance of 200.00 feet to a point situate in the Easterly right of way line of Shipwatch Drive East (a 60 foot right of way as shown on said plat), said right of way line being a curve concave Westerly and having a radius of 570.00 feet; thence Southerly around and along the arc of said curve and along said Westerly right of way line, a distance of 40.00 feet, said arc being subtended by a chord bearing and distance of South 16 degrees 21 14 East, 40.00 feet to the point of tangency of said curve; thence South 14 degrees 20 35 East, continuing along said Westerly right of way line, a distance of 14.06 fee to the point of curvature of a curve to the right, concave Northwesterly and having a radius of 25.00 feet; thence Southwesterly around and along the arc of said curve and continuing along said right of way line, a distance of 36.51 feet, said are being subtended by a chord bearing and distance of South 27 degrees 29 13 West, 33.35 feet to the point of tangency of said curve and a point situate in the Northerly right of way line of Little Harbour Court (as shown on said plat); thence South 69 degrees 19 01 West, along said Northerly right of way line, a distance of 68.18 Feet; thence South 75 degrees 39 25 West, a distance of 53.35 feet to the Southwesterly corner of said Lot 190; thence North 43 degrees 10 03 West, along the Southwesterly line of said Lot 190, a distance of 166.88 feet; thence North 40 degrees 40 46 East, a distance of 53.87 feet to the Point of Beginning.
