What's the difference between a foreclosure and a tax-deed sale?
A foreclosure auction is conducted by the court (or a trustee) to satisfy a defaulted mortgage — the lender or a third-party bidder takes title subject to junior liens. A tax-deed sale is conducted by the county to recover unpaid property taxes — the buyer typically receives title free of most liens, but with shorter due-diligence windows.
