By virtue and in execution of the Power of Sale contained in a certain mortgage given by Ta'Wonda Patchkofsky and James T Patchkofsky to Mortgage Electronic Registration Systems, Inc., as Mortgagee, as nominee for Mutual of Omaha Mortgage, Inc., and now held by Freedom Mortgage Corporation, said mortgage dated December 2, 2022 and recorded in the Worcester County (Worcester District) Registry of Deeds in Book 68583, Page 63, said mortgage was assigned from Mortgage Electronic Registration Systems, Inc., as Mortgagee, as nominee for Mutual of Omaha Mortgage, Inc. to Freedom Mortgage Corporation by assignment dated July 22, 2024 and recorded with said Registry of Deeds in Book 70788, Page 259; for breach of the conditions in said mortgage and for the purpose of foreclosing the same will be sold at Public Auction on June 8, 2026 at 10:00 AM Local Time upon the premises, all and singular the premises described in said mortgage, to wit:
That certain tract of land in Warren, County of Worcester and Commonwealth of Massachusetts, located on the Southeasterly side of School Street, so-called in the center Village of said Warren, bounded and described as follows:
Beginning at the Southwesterly corner of said tract and the Northwesterly corner of land of the town of Warren; Thence by land of said town S. 64° 50' E. 95 feet to a bank wall at land now or formerly of L.J. Knowles and Levi Crouch; Thence by said wall and said land N 25° 30' E., 84 feet to an iron pin at land now or formerly of Anna G Riley; Thence by said Riley Land N. 65° 30 'W., 99 feet to an iron pin and said school street; Thence by said school street S. 23° 50' W., 84 feet to the place of beginning. Containing 8,148 feet of land more or less.
Being the same which Nohemy A. Perez aka Noheny A. Perez by Deed Dated July 11, 2018 and recorded July 13, 2018 in the County of Worcester, State of MA in 201800071219 Book: 59096 and Page: 187 conveyed unto Ta'Wonda L. Hill-Patchkofsky and James T. Patchkofsky
The description of the property contained in the mortgage shall control in the event of a typographical error in this publication.

TERMS OF SALE: Said premises will be sold and conveyed subject to all liens, encumbrances, unpaid taxes, tax titles, municipal liens and assessments, if any, which take precedence over the said mortgage above described.
FIVE THOUSAND ($5,000.00) Dollars of the purchase price must be paid in cash, certified check, bank treasurer's or cashier's check at the time and place of the sale by the purchaser. The balance of the purchase price shall be paid in cash, certified check, bank treasurer's or cashier's check within thirty (30) days after the date of sale.
