By virtue and in execution of the Power of Sale contained in a certain mortgage given by Cameron P. Hastings to Mortgage Electronic Registration Systems, Inc., as nominee for Rocket Mortgage, LLC, and now held by BankUnited, N.A., said mortgage dated March 28, 2023 and recorded in the Worcester County (Worcester District) Registry of Deeds in Book 68960, Page 36, said mortgage was assigned from Mortgage Electronic Registration Systems, Inc., as mortgagee, as nominee for Rocket Mortgage, LLC to Carrington Mortgage Services, LLC by assignment dated February 19, 2024 and recorded with said Registry of Deeds in Book 70205, Page 231; said mortgage was assigned from Carrington Mortgage Services, LLC to Bank United, N.A. by assignment dated July 2, 2025 and recorded with said Registry of Deeds in Book 72215, Page 178 as affected by a confirmatory assignment from Carrington Mortgage Services, LLC to BankUnited N.A. dated March 6, 2026 and recorded with said Registry of Deeds in Book 73302, Page 29; for breach of the conditions in said mortgage and for the purpose of foreclosing the same will be sold at Public Auction on May 26, 2026 at 10:00 AM Local Time upon the premises, all and singular the premises described in said mortgage, to wit:
The land and the buildings thereon situated on Lake Avenue, Worcester, Worcester County, Massachusetts and further bounded and described as:
BEGINNING at the northwesterly corner of the lot herein described in the easterly line of Lake Avenue and at the southwesterly corner of Lot No. 2 as shown on plan hereinafter referred to;
THENCE running N. 59° 28' E. by Lot No. 2 as shown on said plan fifty-four and forty-five hundredths (54.45) feet to a point;
THENCE running N. 75º 29' E. Lot No. 2 as shown on said plan and a portion of a right of way, fifteen and seventy-two hundredths (15.72) feet to a point;
THENCE running S. 13º 09' E. by Lot No. 6 and Lot No. 7 as shown on said plan and a portion of a right of way, fifty-nine and two hundredth (59.02) feet to a point in said right of way;
THENCE running N. 52º 29' W. by a portion of said right of way, thirteen and thirty hundredths (13.30) feet to a point;
THENCE running S. 14º 28' W. three (3) feet to a point;
THENCE running S. 59º 28' W. twenty-seven and sixty hundredths (27.60) feet to a point;
THENCE running S. 24º 36' W. twenty-one (21) feet to a point in the easterly line of said Lake Avenue;
The last four above described lines being by Lot No. 8 as shown on said plan and said right of way.
THENCE running N. 30° 32' W. by the easterly line of Lake Avenue sixty-two and forty-five hundredths (62.45) feet to the point of beginning.
Said lot contains thirty-two hundred eighty-one (3281) square feet and is Lot No. 3 as shown on a plan made by Francis B. Thompson C. E. dated January 7, 1947 recorded in Worcester District Registry of Deeds, Plan Book 143, Plan 28.

The description of the property contained in the mortgage shall control in the event of a typographical error in this publication.

TERMS OF SALE: Said premises will be sold and conveyed subject to all liens, encumbrances, unpaid taxes, tax titles, municipal liens and assessments, if any, which take precedence over the said mortgage above described.
FIVE THOUSAND ($5,000.00) Dollars of the purchase price must be paid in cash, certified check, bank treasurer's or cashier's check at the time and place of the sale by the purchaser. The balance of the purchase price shall be paid in cash, certified check, bank treasurer's or cashier's check within thirty (30) days after the date of sale.
