By virtue of a Decree of the Court of Common Pleas for Georgetown County, heretofore granted in the case of Harbor Club on Winyah Bay Property Owners Association, Inc. vs. Cameron J. Maguire; New American Funding, LLC f/k/a Broker Solutions, Inc. d/b/a New American Funding; Portfolio Recovery Associates, LLC, Civil Action No. 2025-CP-22-00716.
I, the undersigned Master-in-Equity for Georgetown County, will sell on June 1, 2026 at 12:00 o'clock P.M. at the Georgetown County Judicial Complex in Georgetown, South Carolina, to the highest bidder the following described property, to wit:

ALL that certain piece, parcel or lot of land, situate, lying and being in the County of Georgetown, State of South Carolina, and being Lot 22 of Harbor Club on Winyah Bay, and being more fully shown and delineated on a map entitled "Final Bonded Subdivision Plat Showing The Plantation @ Winyah Bay, 79.866 acres Prepared for Landquest, located in the City of Georgetown, Georgetown County, S.C." prepared by Trico Engineering Consultants, Inc., said map being dated June 27, 2007 a copy of which is recorded in the Office of the Register of Deeds for Georgetown County, South Carolina, on July 18, 2007 in Plat Slide 647 at Pages 1-1O; said property having such metes, bounds, courses, and distances as will more fully appear by reference to said the aforementioned map, which map is incorporated herein by reference.
This being the identical property conveyed to Cameron J. Maguire by Warranty Deed from Harbor Club Builders, LLC, recorded on April 22, 2021, in Deed Book 4102 at Pages 283-287, in the Office of the Register of Deeds for Georgetown County, South Carolina.

TERMS OF SALE:
FOR CASH: The Master-in-Equity will require a deposit of Five (5%) percent of the amount bid (in cash or equivalent), same to be applied on the purchase price only upon compliance with the bid, but in case of non-compliance within thirty (30) days after the date of the sale, same to be forfeited and applied to costs and the debt, and the property may be re-advertised for sale upon the same terms, all at the risk of the fonner highest bidder. Should a representative of Harbor Club on Winyah Bay Property Owners Association, Inc., or an attorney from the law firm of McCutchen, Vaught, Geddie & Hucks, P.A., attorneys for Plaintiff, not be present at the sale, the property will be withdrawn from sale and sold at a subsequent sales day.
This sale shall be subject to taxes, existing easements, restrictions of record, and that certain lien or judgment as follows:
a. New American Funding, LLC f/k/a Broker Solutions, Inc., d/b/a New American Funding, by virtue of that certain Assignment of Real Estate Mortgage in the original principal amount of Two Hundred Eighty-Nine Thousand Fifty and 00/100 ($289,050.00) Dollars, recorded in Mortgage Book 4577 at Page 333 on September 26, 2023, records of Georgetown County, South Carolina.
b. Portfolio Recovery Associates, LLC, by vir1ue of that certain Order for Judgment by Default in the amount of Six Hundred Sixty-Two and 75/100 ($662.75) Dollars, filed in the Circuit Court for the Fifteenth Judicial Circuit, Georgetown County, South Carolina on August 31, 2023, in Case Number 2023CP2200478, records of Georgetown County, South Carolina.
Upon information and belief, the above-referenced Assignment of Real Estate Mo11gage and Order for Judgment by Default are superior to the lien of this Plaintiff, and this foreclosure action is subject to such Assignment of Real Estate Mortgage and Order for Judgment by Default.
Purchaser shall pay for any statutory commission on sale from the proceeds of sale, deed preparation, cost of recording the Deed and the statutory recording fee.
This sale is subject to all reservations and restrictions of record, easements, zoning ordinances, and right of way records, including those as set out on the aforesaid map. Purchaser will pay for stamps and papers and any unpaid real or personal property taxes. Interest on the bid shall be paid to the day of compliance at the rate of eight and three quarters (8.75%) percent.
As a personal or deficiency judgment is specifically waived, the bidding will be concluded on the date of the sale.
