Dear Sirs and Madams:
I am an attorney who represents W.I.P.P., LLC ("W.I.P.P."), which is the owner of the rental properties located at 630 SW Walnut Street, Suites 105 and 133, Hillsboro, OR 97123 ("the rental property"). Green Beehive II, LLC ("Green Beehive") and W.I.P.P. entered into industrial lease ("Leases") that let the rental property to Green Beehive.
W.I.P.P. terminated the tenancy of Green Beehive and took possession of the rental property on or about February 5, 2026 as a result of Green Beehive's failure to pay the rent within 10 days of when it was due and for other breaches of the Lease, including failure to carry the necessary insurance required by the Leases. W.I.P.P. has been storing Green Beehive's equipment, inventory and other supplies ("chattels") since that date. W.I.P.P. notified Green Beehive on February 5, 2026 that a landlord lien had attached to all chattels in the rental property and that W.I.P.P. was withholding possession of those chattels.
There are significant chattels that remain at the rental property premises. A landlord's lien attached to these chattels on the 20th day after the rent is due. See ORS 87.166 (2). The lien secures the payment of rent and advances made on behalf of the tenant.
Please take notice that a sealed bid public auction of those chattels will occur at 630 SW Walnut Street, Suite 105, Hillsboro Oregon 97123 in Washington County on June 3, 2026. A potential purchaser may preview the chattels by appointment beginning on June 1, 2026 at 630 SW Walnut Street, Suite 105, Hillsboro Oregon 97123. A potential purchaser may contact Richard Plainfield at 503-291-1946 to make arrangements to preview the chattels. Sealed bids will be accepted starting on June 2, 2026 at 9 am and ending June 3, 2026 at 4:30 pm. Landlord to announce the winning bid on June 3, 2026 at 5 pm.
The chattels to be sold are owed by Green Beehive. The lien is being foreclosed by Richard Plainfield as an authorized agent of W.I.P.P.. The quantity and description of the chattels to be sold is below. The sale forecloses a landlord lien under ORS 87.162 in the amount of $57,055.42 for unpaid rent and other amounts owed under the Lease.
Raymond Leasing Corporation is receiving a copy of this notice because it is a secured party under UCC Financing Statement filed July 18, 2026, UCC Lien No. 94252116.
