For default in payment of debt and performance of obligation secured by Deed of Trust executed by Douglas A Hamm and Trina L Hamm, husband and wife dated September 14, 2016 and recorded in the Office of the Recorder of Deeds of Jasper County, Missouri as Book 2409 at Page 290 and modified by a Modification Agreement recorded April 21, 2022 in Book 2638 at Page 302 the undersigned Successor Trustee, at the request of the legal holder of said Note will on Wednesday, May 27, 2026 between the hours of 9:00 a.m. and 5:00 p.m., (at the specific time of 9:00 AM), at the West Door of the Jasper County Courthouse, City of Carthage, County of Jasper, State of Missouri, sell at public vendue to the highest bidder for cash the following described real estate, described in said Deed of Trust, and situated in Jasper County, State of Missouri, to wit:
A TRACT OF LAND LOCATED IN THE SOUTHWEST QUARTER (SW1/4) OF THE SOUTHWEST QUARTER (SW1/4) OF SECTION TWENTY-SIX (26), TOWNSHIP THIRTY NORTH (30N), RANGE THIRTY-ONE WEST (31W), JASPER COUNTY, MISSOURI, FURTHER DESCRIBED AS FOLLOWS: BEGINNING AT THE SOUTHWEST CORNER OF SAID SECTION TWENTY-SIX (26); THENCE NORTH 00 DEGREES 42'09" EAST ALONG THE WEST LINE OF SAID SECTION TWENTY-SIX (26), A DISTANCE 344 FEET; THENCE SOUTH 89 DEGREES 11'27" EAST, A DISTANCE OF 906 FEET; THENCE SOUTH 00 DEGREES 42'09" WEST, A DISTANCE OF 344 FEET, THENCE NORTH 89 DEGREES 11'27" WEST ALONG THE SOUTH LINE OF SAID SECTION TWENTY-SIX (26), A DISTANCE OF 906 FEET TO THE POINT OF BEGINNING.
