NOTICE OF TRUSTEE'S SALE for default in the payment of debt secured by a Deed of Trust ("Deed of Trust") executed by GCG Carthage LLC, a Missouri Limited Liability Company, as Grantor, in which Arvest Bank is named Lender ("Original Lender") and James Kevin Checkett, was named as original trustee and Tammy Willhoit, is named as successor trustee (instrument recorded October 7, 2024 in Book 2733, Page 240), all filed for record with the Recorder of Deeds for Jasper County, Missouri (the "Records"):
A Deed of Trust with Future Advance Clause Recorded on May 3, 2017 in Deed of Trust records, Book 2431 at Page 301, in reference to the legal description below, as set forth in the Records; and Modification of Deed of Trust dated September 13, 2023, Recorded November 6, 2023 in Book 2699 at Page 331 of the Records.
The undersigned Successor Trustee will on May 12, 2026, between the hours of 9:00 a.m. and 5:00 p.m., more particularly at 2:00 p.m. at the West Front Door of the Jasper County Courthouse, 302 South Main, in Carthage, Missouri, sell at public venue to the highest bidder for cash paid:
The real property situated in the County of Jasper, State of Missouri, described as follows:
A Tract of land in the Southwest Quarter (SW/4) of Section 16, Township 28 North, Range 31 West in the City of Carthage, Jasper County, Missouri, being more particularly described as follows: Commencing at the Southeast Corner of the Southwest Quarter of Section 16; thence along the East line of said Southwest Quarter, North 01°22'38" East, 529.01 feet; thence leaving said East line of said Southwest Quarter, North 89°59'03" West, 31.00 feet to the West right-of-way line of Hazel Avenue and the point of beginning; thence North 89°59'03" West, 517.50 feet; thence North 01°28'37" East 523.18 feet; thence South 89°59'03" East, 517.50 feet to said West right-of-way line of Hazel Avenue; thence along said West right-of-way line, South 01°28'37" West 523.18 feet to the point of beginning.
Property located in Jasper County at 2701 Hazel Ave., Carthage, MO 64836 (the "Property"). Pledged personal property described as all Inventory, Accounts and other Rights to Payment, General Intangibles, Equipment, including furniture and fixtures, and instruments, documents and chattel paper will also be sold.
The sale of all of the foregoing property shall be "AS IS, WHERE IS" , for the purpose of satisfying said indebtedness and the costs of executing this trust, and shall be subject to all conditions of title, of records and in fact and neither the Successor Trustee, nor any other party makes any representation or warranty of any kind or nature regarding the condition of, the description of, or title to the property.
