Pursuant to the Horry County Master in Equity’s Master’s Report and Judgment of Foreclosure and Sale in the Court of Common Pleas in the case Villas on the Green Condominium Owners Association, Inc. v. Melinda A. Edwards, et. al., CIVIL ACTION NO. 2025-CP-26-03769 THE UNDERSIGNED WILL SELL AT PUBLIC AUCTION at the Horry County Courthouse, 1301 Second Avenue, Conway, South Carolina, to-wit: 11:00 am on the 1st day of June 2026, to the highest bidder the following described property:
THAT CERTAIN condominium lying and being in Socastee Township, Horry County, South Carolina, as shown and designated as CONDOMINIUM UNIT 6-C-U VILLAS ON THE GREEN Horizontal Property Regime according to the Master Deed thereof, dated January 27, 1984, and recorded February 15, 1984 in Deed Book 850 at Page 480, Office of the Clerk of Court for Horry County, South Carolina, together with all of the appurtenances thereto, belong to the aforesaid Master Deed which was amended in Deed Book 1088 at Page 416 to include Building 6
THIS BEING the identical property conveyed to Russell C. Edwards and Melinda A. Edwards as joint tenants with right of survivorship by Deed recorded August 2, 1993, in Deed Book 1655 at Page 224, in the Office of the Register of Deeds for Horry County, South Carolina. Thereafter, Russell C. Edwards conveyed his interest unto Melinda A. Edwards by Deed dated May 8, 2002, and recorded May 10, 2002 in Deed Book 2479 at Page 761, records of Horry County, South Carolina.

Notice is further given that the successful bidder at the sale, other than the Plaintiff, shall be required to immediately, pursuant to the Court’s instructions at the sale, deposit with the undersigned as earnest money and as evidence of his good faith an amount equal to five (5%) percent of his bid in cash, certified check or cashier’s check to be applied to the costs allowed and the debts found to be due with the balance to be remitted prior to the expiration of thirty (30) days from the date that the bidding is closed, which date is thirty (30) days from the date of the sale. Interest on the bid shall be paid to the date of compliance at the legal judgment rate per annum for 2025 (11.50%). The judgment amount includes direct assessments, interest, attorney’s fees and other hard costs outlined in the judgment. The purchaser shall pay for the preparation of all papers and for all recording fees. The sale will be made subject to all outstanding property taxes, if any.
Should the successful bidder fail to make such deposit at the time of acceptance of the bid, with time being of the essence, or should a representative of the Plaintiff or Plaintiff’s attorney not be present at the sale, or should the property for any reason whatsoever not be sold on the sales date above, the undersigned shall sell said property at the next sales date, and this process shall continue until the property is sold. As a personal or deficiency judgment is specifically demanded, bidding will remain open for thirty (30) days following the date of sale.
The sale is subject to the Mortgage of Mortgage Electronic Registration Systems, Inc. as nominee for Generation Mortgage Company recorded September 14, 2010 in Mortgage Book 5275 at Page 251 and the Mortgage of Secretary of Housing and Urban Development recorded September 14, 2010 in Mortgage Book 5275 at Page 265. The pay-off amount to satisfy both mortgages through February 27, 2026 is $97,384.41. The per diem interest is $16.17. Funds received after 02/27/2026 must include the per diem interest due to the date the payoff is received.
