NOTICE OF JUDICIAL SALE
PUBLIC NOTICE is hereby given that pursuant to a judgment of foreclosure entered by the Court
in the above-entitled cause the property hereinafter described or so much thereof as shall be
sufficient to satisfy said judgment, will be sold to the highest bidder.
A. The name, address and telephone number of the person to contact for information regarding the real estate is: T.J. Morris, Iroquois Federal Savings and Loan Association, 619 N. Gilbert, Danville, IL 61832, Tele: 217/446-0184.
B. The common address or other common description, if any, of the real estate is: 1909 S. Banker St. Effingham, IL 62401.
C. The legal description of the real estate is:
Lot Number Seven (7) in Anthony Litzelman's Addition to the City of Newton, Jasper County,
Illinois.
Lot 2 of Passalacqua Subdivision (reference made to plat recorded in Book 2147 page 141 Plat #330-A in the Recorder's Office of Effingham County) Except any interest in the coal, oil, gas and other minerals underlying the land which have been heretofore conveyed or
reserved in prior conveyances, and all rights and easements in favor of the estate of said coal, oil, gas and other minerals, if any. Situated in Effingham County, Illinois.

D. A description of the improvement on the real estate is: commercial building.
E. The real estate will not be available for inspection prior to the sale.
F. The time and place of the sale are: at 10:00 A.M. on the 1st day of June, 2026, in the First Floor lobby of the Effingham County Courthouse, at 100 E. Jefferson St., Effingham, Illinois.
G. The terms of the sale are: public auction with open, verbal bids; the successful bidder must
deposit 10% of the highest bid by certified funds in hand at the time of the sale made payable to
the Effingham County Sheriff, with balance due within 24 hours. If the sale is set aside for any
reason the Purchaser at the sale shall be entitled only to a return of the deposit paid. The
purchaser shall have no further recourse against mortgagor, mortgagee or mortgagees attorney.
H. Title will be conveyed subject to all general real estate taxes which are a lien upon the real
estate, all general real estate taxes which have not yet become due and payable, and special
assessments, if any, and easements and restrictions of records, and existing leases, and
applicable zoning laws; property is sold As-is, where is, with no warranties, and without any
representation as to quality or quantity of title and without recourse to Plaintiff. Buyer shall pay
all transfer tax. The sale is further subject to confirmation by the Court.
I. Pursuant to Section 15-1507(c)(7) of the Illinois Code of Civil Procedure, information other
than the information contained in this Notice will not be provided.
