BY VIRTUE of the decree heretofore granted in the case of: U.S. Bank Trust National Association, not in its individual capacity but solely as owner trustee for RCF 2 Acquisition Trust, vs. D & M of SC Holdings, LLC and Delicia Heatley, the undersigned Master in Equity for Sumter County, South Carolina, will sell on June 1, 2026 at 12:00 PM at the Sumter County Judicial Center, 215 N. PROPERTY ADDRESS: 716 Cardinal Street, Sumter, SC 29150 TMS#: 205-06-03-054 TERMS OF SALE: The successful bidder, other than the Plaintiff, will deposit with the Master in Equity, at conclusion of the bidding, five percent (5%) of his bid, in cash or equivalent, as evidence of good faith, same to be applied to the purchase price in case of compliance, but to be forfeited and applied first to costs and then to the Plaintiff's debt in the case of non-compliance. Should the last and highest bidder fail to comply with the other terms of the bid within thirty (30) days, then the Master in Equity may re-sell the property on the same terms and conditions on some subsequent Sales Day (at the risk of the said highest bidder). The Plaintiff does not waive but specifically demands judgment against Defendant D & M of SC Holdings, LLC and Delicia Heatley, for the full amount found to be due to Plaintiff on the Note and Mortgage that is the subject of this foreclosure action. As a personal or deficiency judgment is demanded, the bidding will remain open for a period of thirty (30) days pursuant to S.C. Code Ann. Section 15-39-720 (1976). The successful bidder will be required to pay interest on the amount of the bid from date of sale to date of compliance with the bid at the rate of 22.740% per annum.
