All that certain lot or parcel of land located in Montross Magisterial District, Westmoreland County, Virginia, more particularly bounded and described as Parcel "A" on a certain plat of survey dated November 13, 1970, made by Arthur D, Whittaker, Certified Land surveyor, a copy of which is attached to and recorded with the following described deed, and described as follows:BEGINNING at a point on the edge of the right-of-way of Virginia State Route 202, a corner with land now or formerly owned by the estate of W. B. Davis, thence S 55° 14' 30" E 7.29 feet to a concrete monument, thence along the same course 342.33 feet to a concrete monument, thence S 8° 21' W 214.23 feet to a concrete monument, thence along the same course 70.78 feet to a post, thence along the same course 135 feet, more or less, to the mean low water line of Doctor's Cove of Nomini Creek, thence in a westerly direction along the mean low water line of Doctor's cove of Nomini creek to a point opposite a pipe on the division line between the property hereby conveyed and Parcel "B" as shown on the plat of survey first above mentioned, thence N 9° 19' W 57 feet, more or less, to the pipe last above mentioned, thence N 34° 06' 30” W 90.01 feet to a pipe, thence along the same course 131.67 feet to a pipe, thence along the same course 200 feet to a pipe, thence along the same course 200 feet to another pipe, thence N 77° 50' E along the edge of Virginia State Route No. 202 217.90 feet to a point first above mentioned, the point of beginning, to which plat reference is hereby made for a more complete and accurate description of the property.TERMS OF SALE: CASH
This sale is subject to all matters of record in the chain of title to the above property, and also subject to mechanics' and materialmen's liens of record and not of record, if any such liens exist.
A bidder's deposit of 10% of bid amount, in cash, certified or cashier's check, is required at the time of sale, with the balance due at settlement, to be held within 30 days from the sale date at the office of the Trustee. The property and improvements thereon shall be sold in "as is" condition. All costs of conveyance, by special warranty deed, will be at the cost of the purchaser. Real estate taxes shall be prorated to date of sale. Additional terms of sale shall be announced at the time of sale and contained in a memorandum of sale which the successful bidder shall be required to sign.
