NOTICE OF SALE
CIVIL ACTION NO. 2026-CP-29-00080 BY VIRTUE of the judgment granted in Rocket Mortgage, LLC f/k/a Quicken Loans, LLC vs. Jennifer A. Velasco a/k/a Jennifer Velasco; Belair at Carolina Lakes Homeowners Association, Inc., the Special Referee for Lancaster County, South Carolina, will sell on June 1, 2026, at 11:00 AM, or on another date approved by the Court, at the Courthouse, City of Lancaster, State of South Carolina, to the highest bidder:
ALL THAT CERTAIN PIECE, PARCEL OR TRACT OF LAND LYING, BEING AND SITUATED IN LANCASTER COUNTY, SOUTH CAROLINA, AND DESIGNATED AS LOT 275 OF BELAIR AT CAROLINA LAKES, PHASE II, (PB 2007, PAGE 328) AND BEING SHOWN UPON PLAT ENTITLED, "FOR: EILEEN MCCAMBRIDGE", PREPARED BY BARRY O. BARTHLOW, DATED OCTOBER 15, 2007, AND RECORDED IN THE OFFICE OF THE CLERK OF COURT FOR LANCASTER COUNTY IN PLAT BOOK 2007, PAGE 1334.
THIS BEING THE SAME PROPERTY CONVEYED TO RUDY VELASCO AND JENNIFER A. VELASCO, AS JOINT TENANTS WITH RIGHT OF SURVIVORSHIP, BY DEED OF EILEEN T. MCCAMBRIDGE DATED DECEMBER 1, 2015, AND RECORDED DECEMBER 3, 2015, IN BOOK 931 AT PAGE 16 IN THE OFFICE OF THE REGISTER OF DEEDS FOR LANCASTER COUNTY, SOUTH CAROLINA. THEREAFTER, RUDY VELASCO CONVEYED HIS INTEREST IN THE PROPERTY TO JENNIFER VELASCO BY QUIT CLAIM DEED DATED MARCH 26, 2021, AND RECORDED JUNE 23, 2021, IN SAID RECORDS.

TERMS OF SALE: The successful bidder, other than the Plaintiff, will deposit with the Special Referee, at conclusion of the bidding, five percent (5%) of its bid, in cash or equivalent to be applied to the purchase price in case of compliance, but in the case of non-compliance to be forfeited and applied first to the costs of sale and the balance of Plaintiff's debt. If the highest bidder fails to comply with the bid within thirty (30) days, the Special Referee may re-sell the property on some subsequent sales day.
Deficiency judgment being demanded, the bidding will remain open for a period of thirty (30) days as provided by law. The Plaintiff may waive its right to a deficiency judgment prior to sale.
The successful bidder shall pay all costs associated with recording the deed. The successful bidder will pay interest on the balance of the bid from sale date to compliance date at the rate of 3.875%. The sale shall be subject to taxes, assessments, easements and restrictions of record, and any senior encumbrances.
If an agent of Plaintiff does not appear at the sale, the property shall be withdrawn and sold at the next available sales date upon the same terms and conditions.
