PUBLIC HEARING NOTICE SPECIAL MAGISTRATE HEARING CITY OF RIVIERA BEACH, PALM BEACH COUNTY, FLORIDA The Special Magistrate of Riviera Beach, Palm Beach County, Florida will conduct a Public Hearing on Tuesday, March 25, 2026 at 1:00 PM, or soon thereafter, and from time to time thereafter as necessary, at the Riviera Beach Event Center located at 190 E 13th Street, Riviera Beach, FL 33404, to consider the below Variance: VARIANCE APPLICATION VA-25-0002 REQUEST: Variance from Section 31-522 a-c, use regulations to allow the construction of single-family home in the special preservation zoning district for a proposal for the filling of the property at 5101 N Ocean Drive to construct a seawall; and to permit the construction of a 12,100 sq. ft. single-family residence with accessory structures, including a pool, garage, and pickleball court, as well as a dock for recreational power boats. Interested parties may appear at the meeting and be heard with respect to the proposed Variance. Background material is available for review in its entirety in the Development Services Department at 600 W Blue Heron Blvd between the hours of 8:00 AM and 5:00 PM, Monday through Friday, except holidays. PLEASE TAKE NOTICE AND BE ADVISED, that if any interested person desires to appeal any decision made by the Council with respect to any matter considered at the meetings, such interested person, at their own expense, will need a record of the proceedings, and for such purpose may need to ensure that a verbatim record of the proceedings is made, which record includes the testimony and evidence upon which the appeal is to be based (F.S. 286.015).
