NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of Foreclosure filed January 23, 2026 and entered in Case No. 35-2025-CA-001733-AXXX-01, of the Circuit Court of the 5th Judicial Circuit in and for LAKE County, Florida, wherein LOANDEPOT.COM, LLC is Plaintiff and NICOLE CHALLY; UNKNOWN SPOUSE OF NICOLE CHALLY; UNKNOWN PERSON(S) IN POSSESSION OF THE SUBJECT PROPERTY; LAKE DENHAM HOMEOWNERS' ASSOCIATION, INC.; are defendants. GARY J. COONEY, the Clerk of the Circuit Court, will sell to the highest and best bidder for cash IN THE FIRST FLOOR LOBBY OF THE LAKE COUNTY COURTHOUSE NEAR THE INFORMATION DESK, at 550 WEST MAIN STREET, TAVARES in LAKE County, FLORIDA 32778, at 11:00 A.M., on March 31, 2026, the following described property as set forth in said Final Judgment, to wit:

LOT 477, OF LAKE DENHAM ESTATES PHASE III, ACCORDING TO THE PLAT THEREOF AS RECORDED IN PLAT BOOK 73, PAGE(S) 63-69, OF THE PUBLIC RECORDS OF LAKE COUNTY, FLORIDA.

Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim before the Clerk reports the surplus as unclaimed.
