NOTICE OF ACTION
YOU ARE NOTIFIED that an action for foreclosure has been filed against LUIZ FABIANO PISSON CELLI, an individual, and all UNKNOWN TENANTS OF 1324 Celebration Ave., Kissimmee, Florida 34747, sued as JOHN DOES who may have or claim to have a right, title, or interest in the property herein described by nature of their status as heirs.
The property at issue in this action is 1324 Celebration Ave., Kissimmee, Florida 34747, more specifically described as:
Lot 14, CELEBRATION AREA 5, according to the plat thereof recorded in Plat Book 15, Pages 44 through 98, Public Records of Osceola County, Florida.
On or about September 20, 2024, Plaintiff MAX HOME DESIGN LLC (Plaintiff) was awarded an equitable lien on the Property to secure a final monetary judgment entered in its favor. The Complaint alleges that more than a year has passed since the entry of the equitable lien and the final judgment, yet Defendants have failed to pay any portion of the judgment or otherwise satisfy the equitable lien. Accordingly, Plaintiff now seeks to foreclose the equitable lien and proceed against the Property.
This action is brought in the Ninth Judicial Circuit in and for Osceola County, Florida and is styled as Max Home Design LLC v. Luiz Fabiano Pisson Celli, et al.; Case No: 2025-CA-003223-MF.
Pursuant to section 49.09, Florida Statutes, you have 30 calendar days after the date of the Clerk of Courts signature below to written defenses with the clerk of the court and to serve a copy to Christian W. Waugh, Esq; Waugh PLLC, 201 E. Pine Street, Ste.315, Orlando, FL 32801.
