NOTICE OF SALE UNDER POWER
GEORGIA, RICHMOND COUNTY
Under and by virtue of the power of sale contained in a Deed to Secure Debt from Anquinetta Q. Bostick and Zebbra A. Henry to Triple A & Four K's, Inc., A Georgia Corporation, dated December 23, 2021, recorded in Deed Book 1829, Pages 2117-2121, Richmond County, Georgia records. Said Deed to Secure Debt having been given to secure a note dated December 23, 2021, in the original principal sum of Sixteen Thousand Five Hundred and 00/100 ($16,500.00) Dollars with interest from date at the rate stated in said note on the unpaid balance until paid, there will be sold by the undersigned at public outcry to the highest bidder for cash before the courthouse door at Richmond County, Georgia within the legal hours of sale on the first Tuesday in June, 2026, the property described in said Deed to Secure Debt, to wit:
ALL those lots or parcels of land, situate, lying and being in the State of Georgia, County of Richmond, containing 1.38 acres, more or less, and being known and designated as Lots 35 & 36, Block C, Section Two, Hancock Mill Plantation Subdivision, as shown upon a plat thereof prepared by Dykes & Associates, Reg. Land Surveyor, recorded in the Office of the Clerk of the Superior Court for Richmond County, Georgia in Plat Book 1, Page 364; reference being made to said plat for a more complete and accurate description as to the metes, bounds, and location of said property. Said property is commonly known as 1140 & 1144 Hancock Mill Lane, Hephzibah, Georgia 30815.
The debt secured by said Deed to Secure Debt has been and is hereby declared due because of, among other possible events of default, the non-payment of the monthly installments on said loan. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, including legal fees.
This sale will be held subject to all unpaid taxes, assessments, and restrictions of record, if any, transfer tax and all state and county taxes.
Said property will be sold as the property of Anquinetta Q. Bostick and Zebbra A. Henry, the property to the best information, knowledge, and belief of the undersigned, being presently in the possession of Anquinetta Q. Bostick and Zebbra A. Henry, and the proceeds of said sale will be applied to the payment of said indebtedness and all the expenses of said sale, including attorney's fees, all as provided in said deed, and the balance, if any, will be distributed as provided by law.
Terms of the sale are to be cash, purchaser paying for papers, revenue stamps, and all state and county taxes.
