STATE OF GEORGIA COUNTY OF GLYNN NOTICE OF SALE UNDER POWER By virtue of a Power of Sale contained in that certain Deed to Secure Debt from BLAKE C. RUSSELL to LEVI NOBLE PROPERTIES, LLC., dated November 22, 2022, filed for record and recorded in Deed Book 4768, Pages 390-397 Glynn County, Georgia Records, said Deed to Secure Debt having been given to secure a Promissory Note dated November 22, 2022, in the original principal amount of ONE HUNDRED NINETY NINE THOUSAND AND 00/100 DOLLARS ($199,000.00) with interest from date at the rate stated in said Note on the unpaid balance until paid, there will be sold by the undersigned at public outcry to the highest bidder for cash before the courthouse door of Glynn County, Georgia, within the legal hours of sale on the first Tuesday of March 3, 2026, that certain property described as follows, to wit: All of that certain lot, tract or parcel of land lying and being in the City of Brunswick, Glynn County, Georgia, which is described and identified according to the well known maps and plans of said City, on file in the office of the Clerk of the City Commission as well as in the office of the Clerk of the Superior Court of Glynn County, Georgia, as all of the southernmost 60 feet of Old Town Lot 112 in the City of Brunswick. The debt secured by said Deed to Secure Debt has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Deed to Secure Debt. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, as provided in the Deed to Secure Debt and by law, including attorney's fees (notice of intent to collect attorney's fees having been given). Said property will be sold subject to any outstanding ad valorem taxes (including taxes which are a lien, but not yet due and payable), any matters which might be disclosed by an accurate survey and inspection of the property, any assessments, liens, encumbrances, zoning ordinances, restrictions, covenants, and matters of record superior to the Deed to Secure Debt first set out above.
