NOTICE OF PUBLIC HEARING Notice is given that the Vil-lage of Johnsburg, Planning and Zoning Commission shall hold a public hearing on May 27, 2026, at 7:00 p.m. in the David G. Dom-inguez Municipal Facility, 1515 Channel Beach Ave-nue, Johnsburg, Illinois to hear the zoning application of Westwood PS on behalf of Fox River Owner LLC and TEI Johnsburg, LLC relating to the Shops at Fox River, 2962 Commerce Drive, Johnsburg, Illinois PIN 09-23-204-001 and 2940 Commerce Drive, Johns-burg, Illinois, 60051, PIN 09-23-204-202 The subject parcels consist of approximately 10.4 acres and are generally located on the east side of Route 31, in the southeast corner of the intersection at Illinois Route 31 and Running Brook Farms Blvd in Johnsburg, Illinois. The applicant requests an amendment to Ordinance 2006-07-26 An Ordinance Classifying the Shops at Fox River as a B-3 Business District, Large Retail Planned Development to accommo- date the expansion of an existing retail building as generally depicted in the proposed development plan on file with the Village. Said expansion shall provide for an approximate 130,450 square feet Anchor Retail Building and reduce the number of parking spaces on the subject parcels by 10 total spaces. The applicant requests that upon hearing of testimony and viewing of exhibits, the Planning and Zoning Com-mission recommends to the Village Board the approval of the request to amend the special use permit for planned development and to approve the development plan for the Subject Property. At the same date and time, the Planning and Zoning Commission shall review any relevant Plat of Cons-olidation, Plat of Easements and/or Vacation of Ease-ments and make a recom-mendation to the Village Board regarding same. The public is invited to at-tend the hearing and present evidence or testimony in connection with the appli-cation.
