NOTICE OF PUBLIC HEARING
PUBLIC NOTICE is hereby given to all persons interested that Pulte Home Company, LLC, a Michigan limited liability company, 1900 E. Golf Rd., Suite 300, Schaumburg, IL 60173 (“Petitioner”), has filed with the City of Naperville, 400 S. Eagle Street, Naperville, Illinois, a petition (“Petition”) under the provisions of Title 6 (Zoning Regulations) and/or Title 7 (Subdivision Regulations) of the Naperville Municipal Code (“Code”) (as amended), seeking approval of the following: (i) annexation into the City of Naperville (filed separately by Property Owner); (ii) rezoning to R2 upon annexation; (iii) a conditional use for a PUD pursuant to Section 6-6C-3:1 and a Preliminary PUD Plat; (iv) deviations to the following sections of the Naperville Municipal Code: (a) Section 6-6C-7:1 to reduce the front yard setback of 25 ft to 20ft & rear yard setback of 25 ft to 20 ft; (b) Section 6-2-12:1.3 to allow an 8' tall fence to be installed along the west, south, and east property lines; (c) Section 5-10-3:3 to relocate required parkway trees; and, (d) Section 7-4-2:1.6 to reduce the required minimum right-of-way to 60 feet; (v) approval of a temporary use for temporary marketing signage in excess of code allowances; and, such other relief from the Code as may be deemed necessary and appropriate to construct a 94-unit duplex community on the property with a common street address of 24W011 77th St., and 24W021 77th St., (vacant land on south side of 75th Street, west of Gladstone Dr.), Naperville, IL 60565, legally described as follows:
THE NORTHWEST QUARTER OF THE SOUTHWEST QUARTER (EXCEPT THE NORTH 100 FEET THEREOF) IN SECTION 27, TOWNSHIP 38 NORTH, RANGE 10, EAST OF THE THIRD PRINCIPAL MERIDIAN, EXCEPTING THEREFROM THE EAST 375.00 FEET OF THE NORTH 525.00 FEET THEREOF, IN DUPAGE COUNTY, ILLINOIS.

The Property is currently located in unincorporated DuPage County and is owned by DuPage Water Commission, 600 E. Butterfield Road, Elmhurst, IL 60126 (“Property Owner”). The Petitioner, as authorized by the Property Owner, is seeking to redevelop the property with a duplex neighborhood. The Petition is on file with the City as Case #DEV-0167-2025 and may be viewed online at https://planning-development-naperville.hub.arcgis.com.
A public hearing will be held on said application before the Planning and Zoning Commission in the Council Chambers, 400 S. Eagle Street, Naperville, Illinois on Wednesday, June 3, 2026, at 6:00 p.m., at which time the Planning and Zoning Commission will hear the evidence presented on this matter, and other such matters as may properly come before the Planning and Zoning Commission. The public hearing may also be viewed on WCNC (Ch. 6 – Astound, Ch. 10- Comcast, Ch. 99 – AT&T), and public input may be provided on the Petition as further described below.
Objections to the Petition, and testimony or comments in support of the Petition, may be provided by one or more of the following methods:
Submission of written comments prior to the meeting, or public hearing if applicable:
• Written comments may be emailed to planning@naperville.il.us.
• Written comments received by 5:00 p.m. the Wednesday before the meeting will be included in the meeting packet sent to the PZC. This meeting packet is also posted on the City's website.
• Written comments received after 5:00 p.m. the Wednesday before the meeting through 5:00 p.m. the day before the meeting will be emailed directly to the PZC, but will not be included in the PZC packet or posted online.
• Written comments received after 5:00 p.m. the day before the meeting will be added to the case file.
Speaking during the meeting, or public hearing, if applicable:
• Individuals who wish to speak must be present in-person in City Council chambers at 400 South Eagle Street, Naperville.
• Appropriate COVID-19 safety protocols will be followed in City Council Chambers. Information can be found on the City's website and at the Naperville Municipal Center.
