CITY OF SIOUX CENTER NOTICE OF PUBLIC HEARING RE:ADOPTION OF PROPOSED AMENDMENT NO. 5 TO MULTIRESIDENTIAL URP NOTICE OF PUBLIC HEARING OF THE CITY COUNCIL OF THE CITY OF SIOUX CENTER, IOWA, ON THE MATTER OF THE ADOPTION OF A PROPOSED AMENDMENT NO. 5 TO THE SIOUX CENTER MULTIRESIDENTIAL URBAN REVITALIZATION PLAN Public notice is hereby given that the City Council of the City of Sioux Center, Iowa, will hold a public hearing on June 23, 2026, at 12:00 P.M., in the Council Chambers, City Hall, 335 1st Avenue NW, Sioux Center, Iowa, at which meeting the Council proposes to take action on the adoption of an Amendment No. 5 (“Amendment”) to the Sioux Center Multiresidential Urban Revitalization Plan (“Plan”) for the Sioux Center Multiresidential Urban Revitalization Area (“Area”) described therein, under the authority of Iowa Code Chapter 404, as amended. The purpose of the Amendment is to designate additional land as part of the Revitalization Area. The Revitalization Area, as amended by the Amendment, is described as:The East 345 feet of the South 1050 feet of the SE1/4 SE1/4 in Section 9, Township 95 North, Range 45 West of the 5th P.M., in the Incorporated City of Sioux Center, Iowa, subject to public highways. And Lot 1, except the West 140 feet thereof, and Lot 2, Block 5 of Industrial Park C to the City of Sioux Center, Iowa. And Lot 55 and that part of Lot 56, College Addition, in the Incorporated City of Sioux Center, Iowa, designated Parcel A as shown by Plat of Survey recorded in Book 2021 Page 2546. And That part of the North Half (N.1/2) of Section Thirty-three (Sec. 33), Township 96 North, Range 45 West of the 5th P.M., Sioux County, Iowa, described as follows:Commencing at the Northeast Corner of said Section 33; thence North 88°20'58” West along the north line of the Northeast Quarter (NE1/4) of said Section 33 and along the north line of Parcel B in said NE1/4 for a distance of 998.48 feet to the Northwest Corner of said Parcel B and to the Point of Beginning (the Plat of Survey of said Parcel B being recorded in File 2016, Card 400); thence South 01°37'28” West along the west line of said Parcel B for a distance of 1,636.74 feet to the Northeast Corner of Country View Heights North Third Addition; thence North 88°31'41” West along the north line of said Country View Heights North Third Addition for a distance of 953.26 feet to Northwest Corner of said Country View Heights North Third Addition and to the east line of Industrial Park Addition (the Subdivision Plat of said Industrial Park Addition being recorded in Book 2018, Page 1457); thence North 01°41'38” East along said east line for a distance of 19.79 feet to the Southeast Corner of Lot 4 in said Industrial Park Addition; thence North 88°26'38” West for a distance of 665.00 feet to an angle point of Lot 1 in said Industrial Park Addition; thence North 43°22'30” West for a distance of 49.44 feet to an angle point of said Lot 1 and to the west line of said Industrial Park Addition and to the west line of said NE1/4; thence North 01°41'38” East along said west lines for a distance of 261.32 feet to the Northwest Corner of said Industrial Park Addition and to the Northwest Corner of the South Half (S.1/2) of said NE1/4; thence North 88°26'11” West along the north line of Industrial Park B and along the South line of the Northeast Quarter of the Northwest Quarter (NE1/4-NW1/4) of said Section 33 for a distance of 962.19 feet; thence North 01°43'31” East for a distance of 1,325.61 feet to the north line of said NW1/4; thence South 88°23'09” East along said north line for a distance of 628.13 feet to the Northwest Corner of Parcel A in said NW1/4 (the Plat of Survey of said Parcel A being recorded in File 1991, Card 2128); thence South 01°32'59” West along the west line of said Parcel A for a distance of 660.29 feet to the Southwest Corner of said Parcel A; thence South 88°26'13” East along the south line of said Parcel A for a distance of 330.00 feet to the Southeast corner of said Parcel A and to the east line of said NW1/4 and to the west line of said NE1/4; thence South 88°20'58” East along the south line of the north 660 feet of said NE1/4 for a distance of 660.00 feet to the east line of the west 660 feet of said NE1/4; thence North 01°32'59” East along said east line for a distance of 660.00 feet to the north line of said NE1/4; thence South 88°20'58” East along said north line for a distance of 994.60 feet to the Point of Beginning, containing 76.10 acres. The proposed Amendment is on file in the office of the City Clerk and available for public inspection or copying during ordinary business hours.
