TOWN OF BOONTON ORDINANCE NO 1-26 NOTICE OF PENDING ORDINANCE UPDATE AND SUMMARY Notice is hereby given that the following ordinance was introduced and passed on first reading at an Official Meeting of the Governing Body of the Town of Boonton on the 17th day of February, 2026, and the same shall come up for a public hearing and final passage at an Official Meeting of the Governing Body to be held on Monday, March 16, 2026, at 7:00 P.M. in the Municipal Building at 100 Washington Street, Boonton, New Jersey 07005, at which time any persons interested shall be given the opportunity to be heard concerning said Ordinance: Ordinance 1-26 “ORDINANCE TO AMEND THE AH-I AFFORDABLE HOUSING-INDUSTRIAL DISTRICT FOR LAND USE IN THE TOWN OF BOONTON ZONING AND LAND USE ORDINANCE (CHAPTER 300)”. This Ordinance amends prior Ordinance 23-18 of the Town Council, which created the “Affordable Housing-Industrial (AH-1) Zone” and established certain zoning and land use standards for Block 69, Lot 75.01 in the Town of Boonton at §300-104.1 of the Town Code. This Ordinance pertains to Block 69, Lot 75.01, and proposes the following revisions to the zoning and land use standards for the AH-1 Zone: (i) to allow for other multifamily residential dwelling types in addition to townhouses that are currently permitted; (ii) increases the affordable housing set aside for any residential rental projects and any mixed-use residential rental projects, from 15% to 20% in accordance with the requirements set forth in N.J.S.A. 52:27D-329.9 of the amended Fair Housing Act; (iii) increases the maximum building heights from three stories and 42 feet to three stories and 45 feet; (iv) reduces the minimum lot area from 290,000 to 100,000 square feet; (v) increases the maximum density from 16 to 25 dwelling units per acre; (vi) establishes maximum lot coverages requirements; (viii) changes the manner in which building coverages for townhouses are calculated; (ix) establishes building requirements for multifamily buildings; and (x) makes other minor modifications to the land use requirements for the AH-1 Zone.
