Mount Arlington Borough COUNTY OF MORRIS, STATE OF NEW JERSEY NOTICE OF ORDINANCE ORDINANCE 05-2026 NOTICE IS HEREBY GIVEN that the following Ordinance was introduced by the Governing Body of the Borough of Mount Arlington, in the County of Morris, State of New Jersey, at a regular meeting held on February 3, 2026: AN ORDINANCE OF THE BOROUGH OF MOUNT ARLINGTON, COUNTY OF MORRIS, STATE OF NEW JERSEY, UPDATING THE VALLEY ROAD PLANNED UNIT DEVELOPMENT ZONE The purpose of this Ordinance is to amend \c 17-28.12 of the Borough of Mount Arlington's Land Development Ordinance to update the standards applicable to the Valley Road Inclusionary Zone within the Planned Unit Development (PUD) Zone. The Ordinance makes the following specific amendments: Permitted Uses. Residential development is permitted on the ground floor of retail, service, and office uses and as stand-alone buildings. Townhomes are also expressly permitted. Residential units may not be age-restricted. Maximum Density \D Apartments. The maximum density for residential dwelling units (apartments) is increased from 13 dwelling units per acre to 17 dwelling units per acre. Maximum Density \D Townhomes. The maximum density for townhouse units is increased from 9.75 units per acre to 17 units per acre. Affordable Housing Set-Aside. The minimum affordable housing set-aside for rental apartment developments is increased from 15% to 20% of total units. The minimum affordable housing set-aside for townhouse or owner-occupied condominium developments remains 20% of total units. These requirements apply regardless of tenancy. All other provisions of \c 17-28.12, including subsections (a) through (c), (d)(1), and subsections (d)(i) through (d)(iii) and (d)(v) through (d)(vi) of the Valley Road Inclusionary Zone, remain unchanged. Said Ordinance will be further considered for final passage after a Public Hearing to be held on Tuesday, March 3, 2026, at 7:00 p.m., at the Municipal Building, Mount Arlington, New Jersey. Copies of this Ordinance are available in the office of the Borough Clerk for members of the general public who request the same.
