PUBLIC NOTICE PLEASE TAKE NOTICE that on April 8, 2026 at 7:00 p.m. at the Pemberton Township Municipal Building, 500 Pemberton Browns Mills Road, New Lisbon, New Jersey 08084, the Zoning Board of Adjustment will hold a public hearing in person to consider the Application #ZB0125 by Nabil M. Hourani, Business Owner, for property located at 122 South Pemberton Road, Pemberton, New Jersey, also known as Block: 793 Lot: 4.01 on the Tax Map of the Township of Pemberton. The property is located in redevelopment zone GCLI-1. The applicant seeks to construct a 10,400 square foot steel frame building on a former restaurant site. The proposed use will be an office building, and ancillary space for the storage of surveying and geotechnical equipment. The applicant seeks the following approval(s) and /or relief from the requirements of the Pemberton Township Ordinance No. 1-2024: Minor Site Plan approval, D-1 Use Variance, and a Bulk Variance including: Minimum Front Yard Setback Distance to Principal Structure; 200 feet required, approximately 26 feet existing, approximately 26 feet; Principal Structure Side Yard Setback Distance to Principal Structure; 40 feet required, approximately 4 feet existing, approximately 35 feet proposed, the impervious Coverage Ratio; .70 maximum coverage allowed, and approximately 40% and 35% is being proposed in Site Plan noting that concrete will be removed and replaced by greenery including trees and grass. The applicant will also seek other variances, waivers, exceptions and/or relief that may be required upon review of the plans, testimony and other materials at the public hearing. The Application #ZB0125 is on file now, and any Amended Application, plans and materials, are available at the Pemberton Township Zoning Office and may be inspected during the business hours of 8:00 a.m. to 4:30 p.m. at the Municipal Building. Further take notice that the Board may at its discretion, adjourn, postpone, or continue the said hearings from time to time, and you are hereby notified that you should make diligent inquiry of the Board Business Secretary concerning such adjournments, postponements, or continuations.
