RIVER VALE JOINT PLANNING BOARD
MEETING FOR CONSIDERATION OF APPLICATION
PLEASE TAKE NOTICE that a public hearing will be held on May 20, 2026 at 7:30pm in the Council Chambers of the Town Hall, 406 Rivervale Road, River Vale, New Jersey whereupon the Joint Planning Board will consider the following application:
1. Name of applicant: Tinto Thomas & Jubin Ann Samuel
2. Street address of property to which application applies 548 Bryant Place, Rivervale NJ 07675
3. Block 1711, Lot 13 in the B Zoning District
4. Nature of application and/or relief sought The original foundation predates current zoning requirements. Seeking to preserve the original foundation, demolish the structure above it, and construct a new approved two-story single family dwelling. The existing fence will also be demolished to improve site lines, enhance traffic safety, and increase the front setback conformity.
Relief is being sought from five bulk variance requests pursuant to N.J.S.A. 40:55D-70(c).
Existing Variances:
1. Section 142-265.E.(1)(a) - Front Yard Setback: 16.0 ft. (scaled to front porch) where a minimum of 25.0 ft. is required, a difference of 1.1 ft.
Proposed Variances
1. Section 142-265.E.(1)(a) - Front Yard Setback: 20.33 ft. (to front porch roof
projection) where a minimum of 25.0 ft. is required, a difference of 4.67 ft.
2. Section 142-265.E.(1)(a) - Front Yard Setback: 23.92 ft. (to second floor) where a
minimum of 25.0 ft. is required, a difference of 1.08 ft.
3. Section 142-263.E.(3)(a)) - Rear Yard Setback: 19.04 ft. where a minimum of 30.0 ft. is required, a difference of 10.96 ft.
4. Section 142-263.D.(1)) - Impervious Coverage: 41.70% where a maximum 40.0% ft. allowed, a difference of 1.7% or 170 SF.
5. Section 142-263.D.(2)) - Building Coverage: 30.09% where a maximum 25.0 % ft. allowed, a difference of 5.09% or 509 SF.
together with any additional variances, waivers or exceptions which may become evident during the hearing process.
When the case is called, you may appear, either in person or by attorney, and present any testimony, which you may have concerning the application. All documents relating to this application can be inspected in the office of the Building Department in the Town Hall between 9:00 A.M. and 4:00 P.M., Monday through Friday.
