Notice of Hearing before the Land Use Board
Please take notice that the Applicant, 700 Highway 71, LLC, has made application to the Land Use Board of the Borough of Spring Lake Heights seeking preliminary and final minor site plan approval and variance relief from the Zoning Ordinances of the Borough of Spring Lake Heights pursuant to N.J.S.A. 40:55D-70(c), to refurbish and establish existing pole mounted signage, wall signage and projection signage at property commonly known as the Shore Club. The property in question is located at 700 Highway 71, Spring Lake Heights, New Jersey and is described and identified on the Tax Map of the Borough of Spring Lake Heights as Block 70, Lot 21 in the MU-2 Mixed-Use Zone and Block 70, Lot 14.01 in the R-5 Residential Zone. The application is seeking variance relief for allowable freestanding sign area where 40 square feet is permitted and 52.51 square feet is proposed and for attached signs where 1 is permitted and 14 are proposed, seven in the form of decorative building markers, one sign facing Essex Avenue, one sign facing Sussex Avenue, two canopy signs and three projection signs to be shown on the northerly and westerly facades. The applicant also requires a variance for height for the Essex Avenue sign. The applicant reserves the right to request approval for any and all other variances or design waivers, which are necessary or may become necessary, as a result of the Board's review of the matter and the public hearing process. These may include but are not limited to variances for freestanding sign height, freestanding sign setback from Route 71, the inclusion of a portable sandwich or A frame sign for use in the parking lot, and other signage, lighting and plantings.
This application is scheduled for a public hearing on April 15, 2026 at 7:00 p.m. in the Borough of Spring Lake Heights Municipal Building, 555 Brighton Avenue, Spring Lake Heights, New Jersey. All persons are advised that they may appear at the above public hearing, either in person or by an attorney, and present any objection or otherwise be heard in reference to this application. The application and supporting documents are on file in the Office of the Land Use Board Secretary located in the Municipal Building, 555 Brighton Avenue, Spring Lake Heights, New Jersey, and are available for inspection on business days during normal business hours.
