IN PURSUANCE and by virtue of a Judgment of Foreclosure and Sale duly granted by this Court and entered in the St. Lawrence County Clerk's Office on January 13, 2026, I, the undersigned Referee, duly appointed in this action for such purpose, will expose for sale and sell at Public Auction to the highest bidder at the Lobby of the St. Lawrence County Courthouse, 48 Court Street, Canton, New York , on the 20th day of May 2026 at 10:00 o'clock in the forenoon of that day, the mortgaged premises directed in and by said Judgment to be sold and in said Judgment described as follows:

All that tract or parcel of land situate in the Hoffman & Ogden Tract on the southeasterly side of the Black Lake Road in the Town of Macomb, County of St. Lawrence and State of New York bounded and described as follows:
Beginning at a point in the apparent centerline of the Black Lake Road, said point situate southwesterly a distance of 288.78 feet as measured along said centerline from a point where the same is intersected by the southwesterly boundary of lands now or formerly of Alden G. Boulerice and Linda L. Boulerice (Inst. No. 2001-3676), said point of beginning being a direct tie of S 35°05’02” W (N.Y.S. East Grid) a distance of 288.75 feet from said point and running:
1) thence S 33°46’20” E a total distance of 1912.40 feet through the lands of Piece of Mine, LLC (Inst. No. 2021-1606) to an iron pin set in a northerly boundary of lands now or formerly of Aaron A. Thomas and Sarah L. Thomas (Inst. No. 2003-7819);
2) thence S 71°32’05” W a distance of 352.51 feet along the northerly boundary of said Thomas parcel to an iron pin set;
3) thence N 33°46’20” W a total distance of 1710.29 feet to a point in the centerline of the Black Lake Road;
4) thence generally northeasterly along the centerline of the Black Lake Road a total distance of 357.16 feet to the point of beginning, said point of beginning being a direct tie of N 38°26’39” E a distance of 357.06 feet from the beginning of this course.
Containing 14.12 acres of land more or less as surveyed in July 2021 by Johnathan G. Morrow, L.S. No. 50752.
Being and intending to described a portion of the premises conveyed to Piece of Moine LLC by deed dated January 6, 2021 and recorded in the office of the St. Lawrence County Clerk in Instrument No. 2021-1606.
Subject to any rights of the public in Black Lake Road.
