NOTICE IS HEREBY given that a public hearing will be held on the third floor of City Hall, 42 Ridge Street, in the City of Glens Falls, New York, on the 4th day of March 2026 at 5:00 p.m. on the following matters:

Approval of minutes: February 4, 2026

New Business:

I. Sign Board Review (SB 26-002): 41 S Western Ave LLC, owner of tax map no.: 309.7- 10-31, commonly known as 41 S Western Ave, is seeking to replace a free-standing sign with 10 sq. ft. two faced monument sign. Pursuant to the City of Glens Falls Zoning Code Chapter 180-5(A), this will require Sign Board Review and approval. SEQRA Type II

II. Site Plan Review (SP 26-009): Venture Fox Realty Group represented by Shane Cahill, lessee of tax map no.: 302.20-18-14, commonly known as 71 Bay Street, is seeking to open a real estate office in a currently vacant commercial space. Pursuant to the City of Glens Falls Zoning Code Chapter 220-17(C)(3), this will require Site Plan Review and approval. SEQRA Type II

III. Pursuant to the City of Glens Falls Zoning Code Chapter 220-13(D)(7), this will require Site Plan Review and approval. SEQRA Type II

V. Site Plan Review (SP 26-011): Judd Gershon, lessee of tax map no.: 309.28-2-6, commonly known as 54 South Street, is seeking to convert a vacant commercial space into a tavern style bar and restaurant. Pursuant to the City of Glens Falls Zoning Code Chapter 220-19(B), this will require Site Plan Review and approval. SEQRA Type II

VI. Sketch Plan Review (SP 26-012): Cerrone Land Holdings, represented by Ethan Hall of Rucinski Hall Architecture, owners of tax map nos.: 303.18-2-10 through 16, commonly known as Lawrence Street, are seeking Sketch Plan Review to subdivide 7 vacant undeveloped parcels into 12 parcels and construct 6 twin home townhouses with zero- foot side yard setbacks. This proposed project will need to appear in front of both the Zoning Board of Appeals as well as the Planning Board as currently proposed. SEQRA Unlisted Action
