NOTICE OF PUBLIC HEARING PLEASE TAKE NOTICE THAT there will be a Public Hearing before the Zoning Board of Appeals of the Town of Chester on Tuesday, April 28, 2026 at 7:00 p.m. at the Town of Chester Municipal Center, 6307 State Route 9, to consider the following application(s): #AV2026-04: Daniel J. Fischer is requesting a 39-foot front yard setback variance, 14-foot right side yard setback variance and a 31-foot rear yard setback variance, pursuant to Section 4.03 of the Town of Chester Zoning Local Law, in order to construct a 24’ x 30’ x 10’ second-story addition with a 12’ x 8’ rear deck and 4’ x 8’ rear deck with steps to an existing detached garage. The property is located at 6404 State Route 9, identified by Tax Map Parcel #: 104.10-3-1, in Zoning District Moderate Intensity. #AV2026-05: Sabrina Monroe is requesting relief from the 0.5-acre per principal building intensity requirement pursuant to Section 4.03 of the Town of Chester Zoning Local Law, where a minimum of 1 acre is required for two principal buildings and .81 acres exists, in order to renovate the first floor of the existing building to create a new dwelling unit and convert the building to a two-family dwelling.
