CITY OF CORTLAND PUBLIC NOTICE ZONING BOARD OF APPEALS (ZBA) PUBLIC HEARINGS APRIL 27, 2026 | 5:30 PM The City of Cortland Zoning Board of Appeals will hold public hearings and a regular meeting at 5:30 p.m. April 27, 2026 at City Hall, 25 Court St. Cortland NY 13045 to consider the following applications: 107-111 Main St. – Saad Ahmad, operator of Nanu’s Hot Chicken, seeks an area variance for a wall sign exceeding the square footage permit by zoning code. 188 Main St. – London McDaniels seeks a use variance for first floor dwelling unit within the Central Business District. 143 Port Watson St. – Kim Dellow seeks a zoning code interpretation on whether the in-home state-registered childcare program is considered a home occupation allowable with a special use permit or a day-care center allowable with a use variance under the zoning code. If determined to be a day-care center, the ZBA will consider a use variance application. If determined to be a home occupation, the Planning Commission will consider a special use permit application. 134 Groton Ave. – Eric Barden seeks area variances for pre-existing non-conformities and a flood plain development permit for the purpose of reinstalling a front porch. 136 Groton Ave. – Eric Barden seeks area variances for pre-existing non-conformities and a flood plain development permit for the purpose of an addition to the dwelling.
