NOTICE OF SALE
CIVIL ACTION NO. 2025-CP-24-00933 BY VIRTUE of the judgment granted in Regions Bank vs. Any heirs-at-law or devisees of John D. Cogdill, deceased, their heirs, Personal Representatives, Administrators, Successors and Assigns, and all other persons or entities entitled to claim through them; all unknown persons or entities with any right, title, estate, interest in or lien upon the real estate described in the complaint herein; also any persons who may be in the military service of the United States of America, being a class designated as Richard Roe; and any unknown minors, incompetent or imprisoned person, or persons under a disability being a class designated as John Doe; Any surviving issue of Vernell Riser, deceased; Any surviving issue of Haverd Cogdill, deceased; Margaret McDonald; Frances Corley; Clarence Cogdill, the Special Referee for Greenwood County, South Carolina, will sell on June 1, 2026 at 11:00 AM, or on another date approved by the Court, at the Courthouse, City of Greenwood, State of South Carolina, to the highest bidder:
All that certain piece, parcel or lot of land, together with improvements thereon, situate, lying and being in the County of Greenwood, State of South Carolina, being more particularly shown, designated, and described as Lots 21 and 22 on plat entitled "Plat Of Survey Made At The Request Of Clara Fortner Estate" prepared by Eugene M. Adams, dated December 23, 1999, and recorded in the OCC for Greenwood County in Plat Book 112, at Page 58, which plat is incorporated herein by reference and made a part and parcel hereof. According to said plat, Lots 21 and 22 of the F. S. Crawford property, containing 0.16 acres, fronts along First Street for a distance of 62.80 feet and is bounded now or formerly as follows: On the Northwest by abandoned 15 foot alley; on the Northeast by unknown properties; on the Southwest by First Street; and on the Southeast by Nelson. For a more detailed description by courses, distances, metes and bounds, reference is hereby specifically made to the aforesaid plat.
This conveyance is made subject to easements and
restrictions of record and otherwise affecting the property.
This being the same property conveyed to John D. Cogdill by Deed of Global Housing Investment Trust, Inc., dated June 29, 2012, and recorded July 3, 2012, in Book 1317 at Page 241 in the Office of the Clerk of Court for Greenwood County, South Carolina. Thereafter, John D. Cogdill died on March 25, 2024, leaving the subject property to his heirs/devisees, Margaret McDonald, Frances Corley, Clarence Cogdill, any surviving issue of Vernell Riser, and any surviving issue of Haverd Cogdill.

TERMS OF SALE: The successful bidder, other than the Plaintiff, will deposit with the Special Referee, at conclusion of the bidding, five percent (5%) of its bid, in cash or equivalent to be applied to the purchase price in case of compliance, but in the case of non-compliance to be forfeited and applied first to the costs of sale and the balance of Plaintiff’s debt. If the highest bidder fails to comply with the bid within thirty (30) days, the Special Referee may re-sell the property on some subsequent sales day.
No personal or deficiency judgment being demanded, the bidding shall be final on the sale date, and the successful bidder may comply immediately.
The successful bidder shall pay all costs associated with recording the deed. The successful bidder will pay interest on the balance of the bid from sale date to compliance date at the rate of 3.75%. The sale shall be subject to taxes, assessments, easements and restrictions of record, and any senior encumbrances.
If an agent of Plaintiff does not appear at the sale, the property shall be withdrawn and sold at the next available sales date upon the same terms and conditions.
