NOTICE IS HEREBY GIVEN THAT an action has been or will be commenced in this Court upon complaint of the above-named Plaintiff against the above-named Defendant(s) for the foreclosure of a certain mortgage of real estate given by James B. Posley aka James Posley to Beneficial South Carolina, Inc. dated January 24, 2007, and recorded in the Office of the Clerk Of Court for Greenwood County on January 26, 2007, in Mortgage Book 2129 at Page 151. This mortgage was assigned to MTGLQ Investors, L. P., by assignment dated May 8, 2017 and recorded May 19, 2017, in Book 3034 at Page 74. Subsequently, this mortgage was assigned to Loan Acquisition Trust 2017-RPL1, c/o Rushmore Loan Management Services, LLC dated August 8, 2017 and recorded December 29, 2017 in Book 3053 at Page 199. Subsequently, this mortgage was assigned to U.S. Bank Trust National Association, not in its individual capacity but solely as owner trustee for REO Trust 2017-RPL1 by assignment dated March 27, 2026 and recorded April 2, 2026 in book 3122 at Page 2751.
The premises covered and affected by the said mortgage and by the foreclosure thereof were, at the time of the making thereof and at the time of the filing of this notice, described as follows:

PIECE, PARCEL OR LOT OF LAND LOCATED IN THE COUNTY OF GREENWOOD, STATE OF SOUTH CAROLINA CONTAINING TWO (2) ACRES, MORE OR LESS, AND BEING BOUNDED AS FOLLOWS: ON THE NORTHEAST BY S.C. HIGHWAY S-24-180 FOR A DISTANCE OF 420 FEET; ON THE SOUTHEAST BY LAND OF GERALD A. POSLEY FOR A DISTANCE OF 210 FEET; ON THE SOUTHWEST BY LADNS OF CATAWBA TIMBER CO. FOR A DISTANCE OF 420 FEET; AND ON THE NORTHWEST BY LANDS OF CATAWBA TIMBER CO. FOR A DISTANCE OF 210 FEET.
SAID PIECE OF PROPERTY IS MORE PARTICULARLY SHOWN ON A PLAT BY HUGH J. MARTIN, REG. L.S., NOV. 8, 1971 AND RECORDED IN PLAT BOOK 21 AT PAGE 24 IN THE OFFICE OF THE CLERK OF COURT FOR GREENWOOD COUNTY.
This being the same property conveyed to James B. Posley by deed of Freddie Posley and Rosa Lee Posley dated November 12, 1971, and recorded November 15, 1971 in Deed Book 230 at Page 709 in the Register of Deeds Office for Greenwood County. Subsequently, James B. Posley died on October 5, 2022, leaving the subject property to his heirs or devisees, namely, Benetta Anderson, Renee Young and Kimberly Posley.
