Combined Notice of Mitigated Determination of NonSignificance (MDNS) and Notice of Application, Quick Quack Car Wash (LUA2025-0039)Proposed action: The scope of the project includes the construction of an automatic car wash facility on a 0.97-acre site. The facility will feature a 108-foot-long (3,655 sqft) car wash tunnel with three vehicle queuing lanes. Site improvements will include 20 vacuum stations, trash and vacuum equipment enclosures, utility connections, exterior lot lighting, stormwater improvements, frontage improvements, and landscaping. The project will also repaint the existing parking lot along the western portion of the site and add new pavement to accommodate a total of 19 parking stalls along the western property line. The provided parking stalls will serve the business on the parcel to the west of the project site and as employee parking for the Quick Quack Car Wash.The subject property is three lots with 0.97 acres zoned General Commercial (GC). The site is currently vacant commercial property which is graveled and paved in portions.
