NOTICE IS HEREBY GIVEN that a regular meeting of the Alhambra Planning Commission will be held on Monday, May 4, 2026, at 7:00 P.M., or as soon thereafter as the matters may be heard, in the Council Chambers of the Alhambra City Hall, 111 South First Street. The Planning Commission will hold a public hearing on the following items: ADDRESS: 234 South Marguerita Avenue & 237 South Curtis Avenue APPLICANT: Jack Li, 021 Studio FILE NO.: PD2402 & LOTM2401 REQUEST: This is an application for Planned Development Permit PD2402 and Lot Merger LOTM2401 to demolish six (6) existing residential units, merge two (2) existing parcels into one (1) parcel, and construct a new 2story, 20unit apartment complex. The project is electing to utilize State Density Bonus Law to deviate from certain City development standards in exchange for providing a percentage of lowerincome affordable housing units. In total, the project is proposing six (6) affordable housing units, including one (1) lowincome, four (4) very lowincome, and one (1) extremely lowincome. As part of the density bonus request, the Applicant is requesting two (2) waivers to deviate from the City's development standards and (1) reduce the open space requirement by 28%; and (2) reduce the required driveway width from 16 feet to 12 feet. The project is eligible for the statutory CEQA exemption for infill housing under Assembly Bill (AB) 130, and therefore is not subject to further environmental review. Pursuant to the California Environmental Quality Act, staff has conducted an initial review of the project applications and has determined that the above referenced projects are exempt from the California Environmental Quality Act (CEQA) unless otherwise noted above. Further details and legal descriptions relating to the above applications are on file and may be viewed in the Community Development Department in City Hall during City Hall business hours. Any person wishing to be heard on these matters is invited to attend the hearing and speak to the Planning Commission at the time and place stated. Written input may be submitted before or during the hearing.
