CITY OF MONTCLAIR NOTICE OF PUBLIC HEARING NOTICE IS HEREBY GIVEN that on Monday, April 13, 2026 , at 7:00 p.m. in the City Council Chambers of City Hall, 5111 Benito Street, Montclair, CA 91763, the Planning Commission of the City of Montclair will conduct a public hearing concerning Case No. 202608 pertaining to the following: PROJECT LOCATION: 5052 Mission Blvd, Unit B, Assessor Parcel Number: 1011311090000 APPLICANT: Jaber Family Trust PROJECT DESCRIPTION: Conditional Use Permit (CUP) request to allow HWD Fitness Gym to operate within a 4,283 squarefoot lease space of an existing multitenant industrial building, a southfacing building developed on a 2.15acre site with shared surface parking, at the address below. The site is also developed with a 13,300 SF warehouse building that is not a part of this application. GENERAL PLAN : Mixed Use Commerce ZONING: CommerceIndustrial per Montclair Corridors Code ENVIRONMENTAL ASSESSMENT : The Planning Department has determined that the project is categorically exempt from the requirements of the California Environmental Quality Act (CEQA) pursuant to Section 15301, Class 1(a), of the State CEQA Guidelines. The project qualifies for this exemption because it involves the occupancy and operation of a business within an existing tenant space and requires only minor interior and/or exterior alterations. Furthermore, there is no substantial evidence that the project would result in a significant effect on the environment. INVITATION TO BE HEARD: All interested persons will be given an opportunity to comment on the abovereferenced item at the public hearing and any subsequent public hearings conducted related to the item. In addition, written comments on the project may be submitted to the Planning Commission prior to the hearing via email or U.S. Mail. All written comments must be received by the City at least one hour before the scheduled hearing, and may be emailed to pcclerk@montclairca.g or mailed to City of Montclair, Attn: Planning Commission Clerk, P.O. Box 2308, Montclair, CA 91763. Please reference the hearing title and date of hearing in any correspondence. Pursuant to GC 65009(b)(2), legal challenges to the City's action on this project may be limited to only those issues raised in testimony and written comments during the public hearing process.
